Montana Avenue and Wilshire Boulevard are two highly walkable commercial stretches with retail and restaurant options. Housing inventory is primarily condos and townhomes

Single-family homes comprise only a small segment of Wilshire Montana’s housing inventory. The residential streets have a mix of largely prewar bungalows interspersed with higher-density housing, both apartments and condos. Homes range in price from $800,000 for something vintage under 1,000 square feet to $2.5 million for something updated with around 3,000 square feet. The bulk of the housing in the neighborhood is condos and townhomes. Many condos near and along Ocean Avenue have full or partial ocean views. Prices range between $900,000 for something from the 1970s with under 1,000 square feet to $3 million for a modern build with closer to 3,000 square feet. A condo at The Dorchester House, built in 1990, can sell for as much as $3.5 million — with another $800 monthly for HOA fees.

Making music and watching the sunset at Palisades Park

Second Saturdays of Summer

The Wilshire Montana Neighborhood Coalition hosts free movies and music at Reed Park. Second Saturdays of Summer runs from mid-July to mid-September and features one hour of live music before a kid-friendly feature is played. Excellent public schools seeing massive upgrades

Santa Monica-Malibu Unified is a top-tier public school district with an A-plus grade from Niche. Roosevelt Elementary, Lincoln Middle and Santa Monica High School are also graded A-plus. Niche ranks SMHS in the top 5% of public high schools in California and the top 10% in diversity. In late 2024, Samohi, as it is known locally, was in Phase 3 (of 4) of an expansion that includes an already completed Discovery building, the addition of a state-of-the-art gymnasium and an Exploration building to the campus. “The public schools here are great, and in Wilshire Montana, that’s where most parents are going to send their kids,” Lease says. “Unlike North of Montana, where many people go private.”

Walkable to UCLA Medical Center

Wilshire Montana is under a mile from downtown Santa Monica. The neighborhood’s two main thoroughfares, Wilshire Boulevard and Montana Avenue, are known for stop-and-go traffic, particularly along the commercial stretches nearest the coast. Bus routes run along a few intersecting thoroughfares. Interstate 10 is about six blocks away, which runs the 15 miles east to downtown Los Angeles. It’s a sneaky long drive that can take as long as two hours during increasingly unpredictable rush hours. The same can be said of the drive to Los Angeles International Airport, about 10 miles away. UCLA Medical Center is two blocks outside the neighborhood, easily walkable for healthcare workers.
