White sand beaches, coastal dune lakes and iconic eateries are the backbone of Seagrove. Located along Scenic Highway 30A, the neighborhood is one of 16 beachfront villages that stretch along the coastal corridor. “People choose to live here because it’s very walkable and it’s a beach community with a classic Florida vacation vibe,” says Lisa Brown, a Realtor with The Premier Property Group Seacrest Office who has six years of experience. The community has ample public beach access points and is also home to Deer Lake State Park, which houses endangered Florida wildlife and a rare, coastal dune lake. Coastal dune lakes are found in only four other countries, making them a unique geological feature specific to the South Walton area.

Swim along the Emerald Coast or explore Deer Lake State Park
There are nearly a dozen public beach access points throughout the community, which is more than all the other villages along 30A. The soft, white sands of the Emerald Coast stay cool and pristine throughout the year despite a frequent rotation of beating sun and Florida rain, and the blue-green water is crystal clear. The public access often means that the beaches can get packed during the busy season of April through October. But the beach isn’t the only natural playscape in Seagrove. Verdant oak trees, magnolias and native Florida wildlife flourish in the area, making Seagrove a haven for outdoor enthusiasts. The proximity to Deer Lake State Park and Eastern Lake demands further exploration. “The whole area is for nature lovers,” says Brown. “It’s really fascinating, the diversity and the importance of what these coastal dune lakes bring to the area, nature-wise.” The lakes are popular locations for kayaking, canoeing and stand-up paddle boarding.

Home to Cafe Thirty-A and other iconic 30A restaurants
Some of the best restaurants along 30A can be found in Seagrove. Café Thirty-A is a reservation-only fine dining establishment that has been a Seagrove institution and favorite on the Emerald Coast since 1995. Seagrove Village Market is more laid-back and has been offering grouper sandwiches, burgers and grab-and-go items since 1949. For food with a view, locals head to Old Florida Fish House. The easy-going eatery overlooks Eastern Lake and is known for its local seafood, fresh sushi and live music. Groceries are available at Seacrest Sundries next door in Seacrest and at Publix in Watersound Town Center.

Wrap-around porches, pops of color and natural materials
Few homeowners live in Seagrove full-time. Instead, many owners use their properties as vacation homes during the off season and vacation rentals during the busy season to generate income. Condos, beach bungalows, coastal cottages and modern multi-story homes can be found throughout the community, many of which are inspired by classic Florida architecture. White columns, wrap-around porches, wood siding and pops of color give the neighborhood a classic Florida feel. Condos north of 30A range from $370,000 to about $600,000, although a penthouse suite or a renovated unit can cost up to $1 million. Beachfront condos can range from $1 million to $2.5 million, especially if the unit is fully furnished so buyers can have a turn-key rental property off the bat. Cottages and bungalows range from $630,000 to $1.3 million. New, modern builds and custom homes close to the beach can range from $4 million to $8 million, although some luxurious builds with five or more bedrooms range from $10 million to more than $22 million.

Bike along 30A
Biking is the preferred method of transportation along 30A. Most residents forego driving and instead bike along the paved, 18-mile Timpoochee Trail, which connects the coastal communities that line 30A. Each beachfront town and village has its own flavor, and residents and visitors peddle their way to the unique, ocean-facing enclaves. The community is 32 miles west of Northwest Florida Beaches International Airport and 43 miles east of Destin-Fort Walton Beach Airport. The closest hospital is Ascension Sacred Heart Emerald Coast, which is about 14 miles away in Miramar Beach.
Many residents and guests can easily get around on bikes or golf carts.

A-minus schools in Walton County School District
Kids can attend Dune Lakes Elementary School, graded A-minus by Niche, before heading to Emerald Coast Middle School, which also receives an A-minus. Teens can graduate from South Walton High School, another A-minus school with a career and technical education program that offers courses in nine different concentrations such as digital design and wildlife management, giving students the opportunity to graduate with certificates in their chosen career field. High schoolers also have the option to attend the Magnet Innovation Center, which specializes in science, technology, engineering, art and math.
Dune Lakes Elementary School offers education to students from Kindergarden to 5th grade.
South Walton High School's mascot is the Seahawks.
