Set on Sonoma County's Highway 12, between the redwoods of Trione-Annadel State Park and the rolling hills of Taylor Mountain Regional Park, Bennett Valley is the suburban gateway between downtown Santa Rosa and the Sonoma Valley. “You could say it started as an extension of Montgomery Village’s suburbs,” says Sonoma County local and Broker with RE/MAX Drake Delzell, “but Bennett Valley has made its way to all the big parks to the east, where you’re near wineries, public trails and golf courses.”
Within 10 miles of all the city’s hospitals and home to the highly rated Bennett Valley Union Elementary School District, the community is popular with medical professionals and families with young children. “It’s a real mix here,” says David Collins, a Sonoma County local and Realtor with Century 21 Epic Wine Country. “You get condos, mansions and vineyards. Some people have lived here for generations, and others have just moved in.”

Midcentury ranch-styles, townhouse communities and custom estates
Bennett Valley’s central streets are lined with mature oak trees, broad sidewalks and single-family homes. Most are midcentury ranch-style homes with earth-toned wood paneling, three-to-four-bedroom layouts and manicured lawn and garden spaces. Midcentury modern homes are also popular; these three-to-four-bedroom properties often have asymmetrical layouts, shed roofs, and exteriors with a mix of wood shingles and brick. Prices for both midcentury styles range from $600,000 to $950,000, depending on a home's number of bedrooms and proximity to Highway 12.
Townhouse communities like Valley Knolls and Woodlake are also scattered about the central Bennett Valley area. Townhouses here are largely attached two-story units from the 1980s with garage spaces and access to community amenities like swimming pools and gyms. One-to-three-bedroom townhouses range from $340,000 to $740,000; homeowners association fees are typically between $200 and $550 a month.
Heading toward the Sonoma Valley, midcentury suburbia gives way to gated communities and custom-built estates from the 1980s. Most have two-story floorplans with floor-to-ceiling windows; views often include vineyards, the redwoods in Trione-Annadel State Park and/or the rolling hills of Taylor Mountain. These three-to-five-bedrooms homes range from $1.3 million to $1.6 million.

Bennet Valley Union and Santa Rosa schools
The Bennett Valley Union Elementary School District earns an overall A from Niche, and includes the A-rated Yulupa Elementary for kindergarten through Grade 3, and the A-minus-rated Strawberry Elementary for Grades 4 through 6. Herbert Slater Middle is rated B-minus. The B-rated Montgomery High is known for its International Baccalaureate program, as well as its strong football and cross-country teams. The neighborhod's Sonoma Academy high school earns an A-plus from Niche, which ranks it as the No. 2 private school in the county.

Sprawling open spaces and public Santa Rosa golf courses
Bennett Valley is tucked between two sprawling parks. Trione-Annadel State Park, locally known as Annadel Park, spans over 5,500 acres of redwood forests and fields of wildflowers; there are miles of rugged trails here for hikers, bikers and horseback riders. The 1,100-acre Taylor Mountain Regional Park features over 5 miles of steep dirt trails that lead to Taylor Mountain’s summit. Although the park closes at sunset, couples come out in droves at dusk to enjoy dinner dates with a view. “You can go and just park there to see the sun set over Santa Rosa’s farmlands,” says Elena Karakozoff, a local Realtor at Compass.
Within the neighborhood, the 18-hole Bennett Valley Golf Course cuts across the redwood groves off Matanzas Creek, making it a challenge for experienced golfers. Set in the center of a horse racing track, the public, 9-hole Fairgrounds Golf Course offers completely flat freeways, making it more accessible for beginners. The 23-acre Galvin Community Park branches off the Bennett Valley Golf Course and offers soccer fields, a softball diamond and tennis and pickleball courts.

Yulupa Avenue, Montgomery Village and Bennett Valley wineries
Centralized shopping plazas along Yulupa Avenue include a Safeway, casual restaurants like Gio’s Pizza and plant nurseries like SPRIG Garden. About a mile away, the outdoor Montgomery Village shopping mall includes Monti’s, farm-to-table Mediterranean restaurant with a covered patio and indoor fireplace. Locally owned shops at the mall include Kaleidoscope Toys and an outpost of beloved regional bookstore chain Copperfield’s Books. Heading south, strip malls give way to the wineries of the Bennett Valley AVA (American Viticultural Area). Matanzas Creek is best known for its sauvignon blanc and lavender fields, and 1,500 feet above it at the top of Bennett Mountain, neighboring Coursey Graves offers lush gardens and far-off views of the coast.

Sonoma County Fairgrounds and the Harvest Festival
The Sonoma County Fairgrounds rest on Bennett Valley’s western edge and are Santa Rosa’s premier events space. Every summer, the Sonoma County Fair brings live music, horse racing, carnival rides and roaring monster truck rallies to the fairgrounds. In the fall, the Sonoma County Harvest Festival celebrates the region’s agricultural and viticultural roots with wine tasting and grape stomping competitions. The Congregation of Shomrei Torah is also very active in the community and hosts meet-ups with other congregations in Sonoma County throughout the year.

Scenic Bennett Valley Road and Highway 12 access
Bennett Valley has direct access to Highway 12, which leads 2 miles west to Route 101 and Downtown Santa Rosa; from there, it’s 54 miles south to San Francisco. Most streets here have broad sidewalks and bike lanes, but residents typically use their cars to get around and enjoy the Sonoma County scenery. “You just have to drive on Bennett Valley Road when you’re here,” Karakozoff says, “because you get to see these beautiful wineries and arching oak trees and green mountains as you go deeper into the valley. People go out of their way to drive through here—or at least I do.”
Bennett Valley is also close to most of Santa Rosa’s hospitals and medical centers, including Providence Memorial 2 miles west, Kaiser Permanente Santa Rosa 6 miles north, and Sutter Santa Rosa Regional 8 miles north. The regional Sonoma County Airport is 11 miles north, but for a broader range of flights, San Francisco International is 68 miles south.

The Tubbs Fire and Bennett Valley wildfire risks
In 2017, the Tubbs Fire swept through 36,000 acres of forests and mountain channels between Calistoga and Santa Rosa, only stopping around a mile north of Bennett Valley in the Fountaingrove neighborhood. Although some of the greenery and homes burnt down in the devastating fire have returned, its scars on the barren mountain hills are still visible. According to First Street, many of the houses within Bennett Valley are at a major risk of being impacted by a wildfire; as a result, home insurance can be difficult to acquire here.
