One-story cottages and hillside estates
“Until I recently sold my in-laws a house here, I didn’t fully realize all the different types of homes you’ll find here, all at relatively low price points,” says Danny M. Cronin, a Santa Rosa native and Realtor with W Real Estate. Within the 1,255-acre sprawl of Oakmont Village, single-family homes and attached condos built between the 1960s and 2020s are either set along well-paved, sidewalk-lined streets or perched atop the neighborhood’s southern hillsides. Most homes have manicured lawns, backyards studded with garden spaces and swimming pools, and unobstructed views of Sonoma County scenery: Trione-Annadel State Park to the west and south, or gently rolling vineyards to the north, and farther north, the peaks of the Mayacamas.
There are about 40 different models of one-story, single-family homes here. Common models include midcentury modern with floor-to-ceiling windows, Craftsman-style with wide front porches, and Cape Cod-style cottages. In all styles, modest one-to-three-bedroom models range between $340,000 and $900,000, depending on a home's views and number of bedrooms. In the southern hillsides, three-to-five-bedroom estates sit on lots between a half-acre to 4 acres and offer views of the vineyards and mountains; prices for these homes range between $1 million and $5.8 million, depending on their acreage, views and number of bedrooms. Attached condos can also be found here in single-story duplexes, triplexes and fourplexes; these one-to-two-bedroom units typically range between $430,000 and $600,000.
Residents pay a monthly HOA fee to the Oakmont Village Association (OVA), which goes toward maintenance for homes, yards and community landscaping; these fees typically range between $113 and $550, depending on a home's lot size. Homeowners can choose an “owner-maintained” lot if they prefer to do their own landscaping, but they must remain within OVA architectural guidelines and restrictions.

Valley of the Moon Golf Club and Trione-Annadel State Park
“This neighborhood checks all the boxes, amenities-wise,” says Cronin. “You never really have to leave, unless you actually want to.” Oakmont Village’s amenities are woven into its various subdivisions, adding splashes of greenery between neighborhood homes. The Valley of the Moon Golf Club’s two 18-hole courses — the Valley of the Moon Course and the shorter (but challenging) Sugarloaf Course — offer discounted tee times for players aged 60 and up. Oakmont Village also has three recreation centers, where activities include tennis, billiards and bocce, as well as a gym, spa and pool. The community's private, 1-acre Happy Tails Dog Park allows neighborhood pups to get a bit of exercise, as long as they’re kept on a leash.
For off-site adventures, Trione-Annadel State Park is less than 4 miles north and spans over 5,500 lush acres of forests and lakes. Hikers can walk among towering redwoods, and large-leafed maples that turn amber in the fall, and horseback riders can travel the paved Channel Drive and its wooden bridges. Fishermen can cast their lines into Lake Ilsanjo, where the fields are full of wildflowers in late spring and summer. Adjacent to Oakmont Village, the Wine Country Polo Club hosts games and tournaments for both adults and young children, and just across Highway 12, Hood Mountain Regional Park has 19 miles of multi-use trails.

Concerts at the Berger Center and more events
With over 100 clubs, four community centers, a neighborhood church and surrounding wineries, Oakmont Village always has something going on. The Berger Center, Oakmont’s largest auditorium, hosts monthly jazz concerts for the neighborhood Jazz Club. The Star of the Valley Catholic Church throws an annual all-you-can-eat pancake breakfast every November and donates all proceeds to feed folks in need.

Visitors can indulge in the award-winning merlots and chardonnays of Annadel Estate and Ledson or pair meals with their wines at the Saint Francis Winery. “The Saint Francis Winery is what I like to bring visitors to when they come into town,” Kerr says. “You get a five-course meal at this round table with waiters in the center explaining the food you’re eating and the wine you’re drinking.”

Convenient to Sonoma County’s highest rated schools
Oakmont Village is a 55-plus community, but local kids (or grandkids) could attend Austin Creek Elementary, rated A by Niche, then continue to the B-plus-rated Rincon Valley Middle. Important to know
The Fire and Resource Assessment Program places most of the Oakmont Village neighborhood in High to Very High-risk assessment zones for wildfires. The most recent wildfire to impact the area was the Nuns Fire in 2017, which was ignited by a tree falling onto a powerline; burning over 56,000 acres, the fire leveled areas of Trione-Annadel State Park and took the lives of 44 people. Oakmont Village is served by Santa Rosa Station 7, which sits in the center of the community.
