Rural Sonoma County living near Downtown Santa Rosa
Among the lush pastures and farmland of the Santa Rosa Plain, Santa Rosa Farms offers area-affordable homes just 4 miles south of Downtown Santa Rosa. “It’s the perfect balance between having relatively affordable housing for Sonoma County and getting to have these beautiful farming properties,” says Joshua Bouffier, a real estate broker at Coldwell Banker Realty with experience in the area. “I was just out here with a client, and it’s really amazing being surrounded by these endless green fields with the mountains in the distance. It can be a little hotter here because of the flatness, but being only 30 minutes from the beach compensates for it.” Many of the farms here have been passed down for generations. “This is what a lot of Santa Rosa used to be like, with large rural lots and homes that have a farm-like feel," says Danny M. Cronin, a Sonoma County local and Realtor with W Real Estate. “Turnover of these properties is rare — they tend to stay in families — but when they do come on the market, it’s a special opportunity.” Houses of worship in the community include the Wat Meangkolvorn Buddhist temple, the Sikh Temple Santa Rosa and the Saint Peter and Paul Russian Orthodox Church. Residents also enjoy direct access to U.S. Route 101.

Sprawling pastures and ranch homes
Strewn along country roads lined with irrigation ditches and redwoods, the midcentury ranch-style homes here commonly feature two to five bedrooms, brightly colored wood siding, Craftsman-like gables and detached garages. Most of these homes sit on a half-acre to 5 acres of flat, green fields that are studded with barns, live oaks and old wells; these large lots are often used for cattle and chicken farming or to grow squash and pumpkins. Home prices generally range from $650,000 to $950,000, depending on the number of bedrooms and acres; however, the rare homes set on more than 5 acres range between $1 million and $1.4 million. “The lots here can feel like they’re way out in the country, often with wells and separate septic systems,” Cronin says. According to the California Department of Forestry and Fire Protection's fire hazard maps, Santa Rosa Farms is in a moderate fire hazard severity zone.

Laguna de Santa Rosa and Colgan Creek
The neighborhood's highest flood risk is along its southern and southwestern borders, where the 22-mile Laguna de Santa Rosa is part of the largest wetlands complex on the California coast. The marshes are fed by drainage water from the farmlands of the Santa Rosa Plain. “Being in the Santa Rosa Plain means being at risk of flooding,” says Bouffier, “because the rains can come down from the surrounding mountains and hills and meet here in the flatlands.” The Sonoma County Flood Zone map places much of Santa Rosa Farms in the 100-year floodplain, meaning the area has a 1% chance of flooding each year. Within the wetlands complex, the 2-mile Southern Laguna Discovery Trail is open to cyclists, runners and dogwalkers. Nature lovers might find black phoebes and white-tailed kites flying overhead or a river otter lounging or swimming nearby. On the community’s northside, the Colgan Creek Trail runs 1 mile along its namesake stream, shaded by mature elm trees and looking out to surrounding farms and pastures. The City of Santa Rosa plans to expand this trail to Victoria Avenue, eventually connecting to a larger trail network.

For a quick bite, Amy’s Drive-Thru (of Amy’s Kitchen frozen meals fame) stands out for its moss-covered roof, organic sweet potato fries and grass-fed burgers. For a day out with the kids, the Scandia Family Fun Center sits right off Route 101. Visitors can play minigolf among impressive castle and cottage miniatures or drive go-karts on the Lil’ Indy Race Track. Also in the neighborhood, the Graton Resort and Casino offers around 3,000 slot machines, 100 table games and handful of eateries, including BoatHouse Asian Noodles and high-end Italian spot Tony’s of North Beach.
