First developed in 1887, Southeast Santa Rosa’s neighborhood of South Park was once a place where workers from local farms, canneries and wineries moved for inexpensive housing. Today, the neighborhood remains a budget-friendly option, with character defined by its quaint early 20th-century homes, vibrant murals and strong sense of community.
Bordered to the east by the Sonoma County Fairgrounds and Golf Course, the neighborhood can get a bit rowdy. As Matthew Daily, Chief Operations Officer of the fairgrounds, notes, "We have about 200,000 people attending the annual fair in August, but overall, we welcome around a million visitors here each year for events like car shows, gymnastics competitions and more - sometimes we have five different shows happening simultaneously!" While the influx of visitors and traffic may be a consideration for potential residents, living close to one of the county's most popular hubs puts South Park first in line to the action.

Vintage homes offer 1920s charm
Most single-family homes here are arranged on a 60-block grid between Petaluma Hill Road and the golf course; a handful of 1960s ranch-style homes are found south of the Fairgrounds at Aston and Linwood avenues. The main grid is lined with close-set, single-story Victorian cottages from the 1920s, some sporting recent renovations, but maintaining their vintage charm. Most homes have two or three bedrooms, going for anywhere between $320,000 to $520,000. As of Spring 2024, the average sale price is $508,615, typically selling after 60 days on the market.

Neighbors grow fresh produce at the community garden
South Park's largest green space is the 18-hole, beginner-friendly Fairgrounds Golf Course that borders the neighborhood to the east, an ideal spot to tee up and socialize. “The golf course here is one of my favorite places to hang out with friends,” says Sonoma County Realtor (and Santa Rosa resident) Danny M. Cronin, “not to mention one of the least expensive public courses in the county. It’s so well-maintained, though, with a fun, laid-back vibe in the clubhouse. I really wish I lived closer to it — it’s a neighborhood jewel.”
A few of the neighborhood’s splashy murals can be found at the lovingly tended South Park Community Garden and Martin Luther King, Jr. Memorial Park. In this grassy, 5-acre expanse, little kids can clamber around the playground, bigger kids can play soccer and basketball, and the whole family can enjoy a picnic or barbecue. In August, residents are likely to hear the carnival tunes and laughter of the Sonoma County Fair, held annually at the Fairgrounds since 1936. For three weeks, the fair features a Ferris wheel, costumed parades and the Hall of Flowers show, with landscape displays by amateurs and pros. Each June sees the Country Summer music festival here, and October brings the three-day Harvest Fair, a showcase for county wineries, farms and restaurants.

Historic church on Sonoma Avenue fosters community and fellowship
The Community Baptist Church of Santa Rosa is located less than a mile from South Park on Sonoma Avenue, established as the first Black church in the Southern Baptist Convention in 1951. Today, the church continues to foster a sense of connectivity and community among residents, hosting outreach programs like monthly food and diaper giveaways, as well as their Saturday Academy youth-mentoring program.
