Large new homes in Santaquin bloom faster than the city’s fruit orchards and cost significantly less than houses further north. “There’s still a lot of development happening in Santaquin,” says Realtor Scott Walters of Best USA Realty. “You’re going to get the most bang for your buck, and you don’t have to drive across town to get on I-15.” Interstate 15’s central location enables Utah County’s southernmost city residents to commute to Provo faster than people in Payson or Spanish Fork. That combination of low cost and easy interstate access triggered Santaquin’s super bloom, bringing this city of 5,000 to 15,000 over the past 20 years, and more buds have yet to blossom.

Spend the day outdoors

Most subdivisions include smaller community parks, but Santaquin Ball Park and Centennial Park sit beside each other and across from Santaquin Elementary. Mature trees surround a playground with big kid and baby swings, bright red slides and spinners. Volleyball and basketball courts add variety to the four baseball diamonds. Santaquin Canyon is your obvious option for outdoor activities. Beautiful trees give way to mountain views along Nebo Loop Road. Pack a picnic and enjoy an afternoon at Santaquin Meadows, camp at Koholowo, or hike along several trails. Each leads to yet another stunning view of South Utah County, and because of Santaquin’s elevation, views down into the valley and of Utah Lake are also easy to find.

Home prices starting in the high $300,000s earn Santaquin a reputation as South Utah County’s most affordable city—townhomes along the eastern bench span 2,300 square feet and come with two-car garages and four bedrooms. New Traditional Craftsmen and ramblers start at $430,000 and squeeze between next-door neighbors on small lots. Three bedrooms and two bathrooms are standard, but larger yards and open layouts covering up to 3,000 square feet become more common among homes in the $500,000 range. Budgets between $600,000 and $800,000 give larger families plenty of personal space inside, with six bedrooms across 4,000 square feet. Quarter-acre lots also allow owners with green thumbs to get fancy with landscape designs. Rock walls and RV pads line million-dollar luxury homes in the foothills of Mount Loafer.

Nearby public schools

Children in the area will likely be zoned to Santaquin Elementary School, which has a C-plus Niche grade and is within walking distance for many students, followed by Payson Jr. High. Payson High School has a C-plus grade on Niche and offers plenty of extracurricular activities including a girls basketball team which recently won a regional title.

Chain retailers and local shops

Sidewalks line all Santaquin subdivisions, but this rural city will require a car to run errands and go out to eat. Macey’s Grocery and ACE Hardware are your only major retailers, but shopping centers and malls are a 22-mile straight shot up I-15 in Provo and Orem. Stop inside Rowley’s Red Barn for fresh fruit, jam, and apple slushies with ice cream. This iconic Santaquin spot also hosts a seasonal pumpkin patch. A handful of chain restaurants line Main Street, but family-owned Santa Queen Drive-Inn has served classic American diner food since 1977. Try the Super Cheeseburger, made with a quarter-pound of beef, and pair it with the owner’s favorite shake, The Queen: made with a blend of strawberry ice cream with pineapple, banana and crushed peanuts topped with whipped cream.

Orchard Days and rodeos

Dozens of community events packed throughout the first week of August signal the return of Orchard Days. Kids saddle up for the Little Buck-A-Roo rodeo each year while adults pack the pickleball courts at Harvest View Sportsplex, hoping to win the tournament. The fun all leads up to the Rocky Mountains Professional Rodeo Association Rodeo, and a grand parade and fireworks display close out the city’s biggest party.
