Golf community with private amenities

Twelve miles southeast of downtown Sarasota, Heritage Oaks Golf & Country Club is a guard-gated golf community with single- and multi-family homes. “The biggest draw is the golf,” says David Perkowski, a Realtor with Preferred Shore LLC, who has over 12 years of experience. “But those who don’t golf just like the community aspect.” In addition to the private 18-hole golf course, residents enjoy perks like the fitness center, swimming pools and courts for pickleball and tennis. “There are people riding bikes, people walking their dogs, just very friendly people,” Perkowski says. Shopping and dining are within a few miles of the neighborhood, and Siesta Key is 14 miles away. “There’s a great sense of community,” Perkowski says. “There’s value in what you’re getting.” The overall CAP Index Crime Score is 1 out of 10, compared to the national average of 4.

Play, swim and relax in the neighborhood

The club’s private 18-hole course is lush with mature trees and dotted with shimmering ponds, offering picturesque golf year-round. “People love the fact that it’s a private course,” Perkowski says. “They’ve got a great fitness center and five heated swimming pools too.” Residents can wake up and hit the gym, unwind in the spa or sunbathe by one of the pools. The clubhouse is the neighborhood’s social hub, where folks gather to play games like mahjongg and poker. There are also four tennis courts, and tournament events are held throughout the year. Less than a mile away, Rothenbach Park offers a playground, picnic tables and grills and five miles of nature trails where folks can try to spot birds like barn swallows and palm warblers. For a beach trip, Siesta Key’s about 14 miles away.

Traditions, shows and tours for residents

Every week there are prime rib nights and tennis clinics at the clubhouse, but there are also special events throughout the year. “They have different State Nights,” Perkowski says. “A lot of people here are from Indiana, so they had an Indiana Night at the clubhouse with food, games and things people fancied from Indiana.” Performers and guest speakers visit the club too, hosting everything from intimate concerts and playreadings to gardening seminars and Veterans Day dedications. There are also guided tours to nearby locales like the Circus Arts Conservatory, Asolo Repertory Theatre and the historic Leonard Reid House—built in 1926. Seasonal traditions include a Valentine’s Day dinner and December’s Holiday Lights Trolley Tour.

Shopping and dining minutes away

At the clubhouse, The 19th Hole Grill Room offers comfort food bites, but the neighborhood is otherwise residential. Less than a mile away along Lorraine Road, residents can grocery shop at Publix. Nearby, China Taste is the spot for take-out favorites like fried dumplings or sweet and sour chicken, while Asaro’s Pizzeria offers authentic Italian pizza, baked pastas and classics like chicken parmesan. There are more shopping and dining options five miles away at Bee Ridge Square, including Home Depot and Walmart. To start the morning, OfKors Bakery serves up hot coffee and European treats, including cannolis and baklava. For dinner, family-owned Madfish Grill has been a local staple for over 25 years, offering seafood eats like shrimp bonaire pasta, lobster rolls and bourbon glazed salmon. After dinner, there are milkshakes, ice cream and fruit bowls at Blue Pineapple.

Single- and multi-family homes with golf course views

“Variety is the spice of life,” Perkowski says. “So, there is range of homes—condos, villas, single-family homes and club homes.” Homes here are generally new traditional with Spanish-inspired features, like clay-tiled roofs and desert-hued stucco facades; most were built during the late 20th century through the early 2000s, but club homes are from the 2020s. “Club homes tend to be four or six in a row, maybe with a back patio and front porch,” Perkowski says. “Some people call the villas ‘duplexes’ because there might be two in a row, but there are also single-family villas.” Attached garages are typical across most styles, though some smaller homes have assigned parking; sought-after features include golf course views and private pools. Front lawns are neatly landscaped with shrubbery and palm trees, and the neighborhood’s largest lots go up to a third acre. Prices for multi-family dwellings, including villas, condos and club homes, range from about $250,000 to $450,000, while single-family home prices range from $450,000 to $750,000—both ranges depending on a home’s size and features. Monthly homeowners association fees range from about $800 to $1,300 and go toward community upkeep.

Getting around from Heritage Oaks Golf & Country Club

Downtown Sarasota is 12 miles away via nearby Interstate 75. Residential streets don’t feature sidewalks or bike lanes, so locals generally drive to get around. Public transportation is limited, but Breeze Transit buses stop less than a mile away along Bee Ridge Road. Sarasota Memorial Hospital is 10 miles away, and Sarasota Bradenton International Airport is 17 miles away.

Sarasota County Schools receive high marks from Niche

Heritage Oaks Golf & Country Club is part of Sarasota County Schools, rated A overall by Niche. Local kids may start at Lakeview Elementary, before moving on to Sarasota Middle and Riverview High—all rated A. At the latter, teens can explore their interests in over 50 extracurriculars, including clubs like anime, crochet and photography.

Flood insurance and environmental concerns

Perkowski says most homes here are Flood Zone X, which means there is a low risk of flooding. “But nowadays, we agents like to tell everybody they should get flood insurance,” Perkowski says. In 2024, Hurricane Milton impacted Sarasota, and many local beaches and businesses were closed for weeks or months. “Flood insurance is cheap and it's smart to have,” Perkowski says. “I highly recommend it to anyone.”
