Saratoga Springs is one of Utah’s newest cities, as the population boom between Provo and Salt Lake City has spilled over onto the northwestern side of Utah Lake. Founded in the late 1990s the more than 52,000 residents have unbridled views of the Wasatch Mountains. The area's natural beauty paired with its commutability and smaller size prove to be an appealing blend. “It’s a younger community than say, Lehi,” says Daniel Dixon, Realtor with Re/Max and longtime resident of the area. “It’s not as developed or as packed full of amenities — but that’s why some people really like it.”

Competitive market and community spirit

Homes range from around $320,000 to $2 million, with an average price near $550,000. Properties often sell quickly — some above asking price — reflecting the city’s strong demand. New construction offers townhomes with pools, clubhouses, and trail access. Larger single-family homes feature expansive windows facing Utah Lake and the Wasatch Mountains, and lakefront residences provide spacious yards and modern fixtures. Residents are known for community support and engagement. Communities such as Wander serve as master-planned examples with abundant new construction in the form of modern contemporary single-family homes and duplexes. “People pull together in that whole area,” says Crystal Worthen, Realtor with Presidio Real Estate. “If somebody is sick, or there’s a returning soldier, or really anything along those lines, they pull together as a community to make sure they feel safe and supported — it’s really neighborly in that way.”

Abundance of outdoor recreation

There are nearly 30 parks spanning about 260 acres in Saratoga Springs. Patriot Park, a baseball-themed complex, includes a playground with oversized baseballs and a glove-shaped slide, six baseball fields dedicated to U.S. military and first responders. Multiple trailheads accommodate hikers and dirt bikers. The Pelican Bay Trail follows the shoreline of Utah Lake, and the Saratoga Hot Springs Trail leads to natural springs nearby. Residents can launch boats at Marina Park or golf at Talons Cove Golf Club. “Anytime, anywhere in Saratoga Springs, if you look to the east, you see the most spectacular view of the mountains,” says Worthen. “They’re snowcapped, and it’s absolutely beautiful.” For indoor recreation, Fat Cats provides movie theaters, bowling lanes, and mini golf. The Church of Jesus Christ of Latter-day Saints recently opened a temple in Saratoga Springs. The 90,000-foot-structure sits on 22 acres and was designed to reflect the quiet and peacefulness of the nearby mountains and lake.

Alpine School District and nearby higher education

The Alpine School District serves Saratoga Springs. Westlake High School, the city’s only public high school, has a B rating on Niche and offers more than 50 clubs and organizations, fostering close bonds among students. The Horizon School supports children with disabilities from pre-kindergarten through post-high school, focusing on education and life skills. Nearby Lehi is home to one of the Utah Valley University campuses. The city is within a reasonable commute from Salt Lake City’s University of Utah and Provo’s Brigham Young University.

Beloved chains alongside local flavor, with plenty of options nearby

While chain restaurants are common, local options also exist. Chubby’s Café, a local favorite, serves American diner-style meals like fried chicken baskets, burgers, and a variety of milkshakes. Grocery needs can be met at places like Smith’s, Walmart, and Costco. Activity centers along Redwood Road and newer commercial developments provide coffee shops, casual eateries, and essential services without requiring a lengthy trip to nearby cities. “It’s the kind of place where you can always pop out to Salt Lake City or Provo if you need to,” says Dixon. “Even Lehi has a lot to offer and is just down the road.

Getting around the city

Redwood Road runs the length of the city, making it straightforward to travel between neighborhoods, schools and parks, while State Route 145 allows for quick travel outside of Saratoga Springs. Roughly 9 miles from Lehi and 24 miles from Provo, residents are within a reasonable commute to nearby employment centers and urban areas. The Salt Lake City International Airport sits just under 40 miles from the city. Bus stops provide transportation throughout the region, and while Saratoga Springs lacks its own station with FrontRunner train access, residents drive to Lehi and then take the train around the Salt Lake City metropolitan area.

Crime rates drop

Both the violent and property crime rates dropped in Saratoga Springs from 2022 to 2023, according to FBI statistics. The rates for both are well under national averages.
