Jackson Park’s revitalization
Just south of East Victory Drive, Jackson Park is “one of the hot areas in Savannah that’s being revitalized,” says Joel Solomon, a Realtor with Century 21 Solomon Properties who has been selling real estate in the city since the late 2000s. “Savannah is growing so fast, it’s getting so big, that everything is going to need to be revitalized eventually,” he says. As part of the city’s Midtown area, Jackson Park has benefited from the city’s push for revitalization, with most properties hitting the market after extensive renovations. The residential neighborhood remains “the best bang for your buck,” Solomon says, especially given its proximity to the shopping and dining in the burgeoning Starland District and citywide events in Forsyth Park on the edge of Savannah's historic downtown. Jackson Park offers access to the heart of the city without the hefty housing prices.

Starland District has a little bit of everything
Just north of East Victory Drive, the Starland District serves as a walkable corridor of art and culture packed with local restaurants and boutique shops such as Delaney Rose and Vintage Vortex. Hand-painted signage and colorful murals brighten up Bull Street, attracting visitors to popular establishments such as Back in the Day Bakery and Starland Yard Food Truck Park. “The gourmet wave has hit Savannah,” says Edward Barr, a Realtor with Keller Williams Coastal and resident of Midtown's Parkside neighborhood. “Starland Yard is funky and trendy. There’s an outdoor bar and yard games. It’s just a fun place to go.” The district's signature event is First Fridays, a monthly arts and culture block party held along Bull Street. Closer to home, 3 Points Food Court off Martin Luther King Jr. Boulevard also serves as a food truck destination and community gathering spot. Nearby Island Breeze serves up Jamaican specialties. And right across the railroad tracks, Carnival punctuates its vibrant sushi menu with an even more vivid patio that’s become a popular stop for SCAD students at neighboring Montgomery Hall. When it comes to shopping, Family Dollar provides a convenient option for select items. Kroger and Publix are available on opposite sides of the neighborhood about 2 miles away. Kroger is part of a concentration of commercial options that also includes Target and Home Depot.

Revitalized cottages south of Victory
With residential revitalization in full swing, Jackson Park comprises a variety of renovated properties, many of which feature welcoming porches that add curb appeal and reimagined interiors. “Essentially, they’re taking that old, antiquated floor plan and bringing it back to life. It’s giving a whole new look to those Craftsman cottages,” Solomon says. Interspersed with the cottages are ranch-style homes and duplexes that offer investment and rental opportunities. Properties smaller than 1,000 square feet that have not been renovated can start under $100,000, but larger homes and those that have undergone extensive renovations are beginning to command prices closer to $300,000. Solomon expects home values of the renovated properties to increase exponentially. “The growth as far as appreciation is going to go through the roof,” he says.

Cann Park, the closest of several nearby neighborhood parks, welcomes visitors with a children's playscape and basketball courts. Forsyth Park, known for its iconic European-style fountain, is located about 2 miles north. Featured in "Midnight in the Garden of Good and Evil," the park is home to 30 acres of picturesque green space that features fragrant gardens and hosts an array of community events. “The Savannah Philharmonic holds concerts there, SCAD has its Sidewalk Art Festival there, and there’s also a farmer’s market on the weekends that brings a lot of vendors,” says Kayla Smith of Realty One Group Inclusion, who was born and raised in nearby Beaufort, S.C. “Even yoga studios will hold classes in the park.” Other notable events include the Juneteenth Fine Arts Festival, the Savannah Jazz Festival and the Patriot Day 5K Memorial Run. East of the neighborhood is Daffin Park, an amenities-filled Midtown attraction. The barnstorming Savannah Bananas, described by Barr as "the Harlem Globetrotters of baseball," play their home games at the park's oldest venue, Grayson Stadium. With an outdoor swimming pool, a large playground, tennis courts and walkable paths that surround a serene pond, Daffin Park attracts visitors from all over the city, especially during summer.
