A relatively accessible option just outside downtown
Neat neighborhood streets and quaint homes built between the early to mid-20th century define Live Oak, an accessibly priced enclave just south of Savannah’s downtown. This is an area that, in the same breath, grips residents for decades and is attractive to first-time home buyers. Plus it’s conveniently located in relation to a range of attractions and amenities. “That’s a phenomenal neighborhood as far as proximity to everybody,” says local Realtor and longtime Savannah resident Ed Yannett, Team Leader for Team Yannett at eXp Realty.
Live Oak is located a few short miles southeast of Historic Savannah.

A cozy neighborhood with an established pedigree
Most of the houses around Live Oak were built in the first half of the 20th century, a collection of single-story ranch-style homes and bungalows. ‘It’s an older neighborhood, they have more of the Craftsman-style, built in the 20s and 30s and 40s homes,” says Yannett, who has 35 years of experience in real estate. “The lots are a little smaller, the homes are a little smaller. It’s just a great neighborhood.” Homes here come with floor plans that stretch an average of about 1,300 square feet, and they fill lots that are often around one-tenth of an acre. Many of Live Oak’s streets are at least partly shaded by assorted pine and oak trees, some of which come draped with Spanish moss. Houses here sell for prices from the mid-$200,000s to around $400,000. “Prices are probably a fifth of what they are in the historic district downtown, but you’re a $10 Uber away,” Yannett says.

Wade over to Waters Avenue for quick dining
There are multiple dining options in the Live Oak area, most of them concentrated along Waters Avenue. Among the options is Grandma’s Diner, which is popular in part for its breakfast. Waters Cafe, meanwhile, is a convenient spot to grab a quick cup of coffee and a pastry or sandwich. The Avenue Bar & Grill is a place to drop in for a drink and pizza. Locals can also knock out some shopping along Waters Avenue at places like The Magical World of Toys and The Stacks Bookstore. Grocery shopping can be found close by, too, at the Kroger in McAlpin Square off of Victory Drive.

Daffin Park is bustling
The sprawling Daffin Park is right across from Live Oak and serves as the site of all sorts of programming over the course of the year, from rugby tournaments to community running events to the Savannah Music Festival Community Family Jam, featuring live jazz and blues. The renowned exhibition baseball team the Savannah Bananas play at Daffin Park, with games from February to September at Grayson Stadium there. The Bananas aren’t just a big draw locally, but have also gained national attention for their dancing and costumes in games.

Kids can enter Savannah-Chatham school district
The Savannah-Chatham County Public School System serves students in Live Oak, a district with a B overall rating on Niche. Kids in this area can begin their journeys at ??the Early Learning Center at Henderson E. Formey School for prekindergarten and kindergarten, a school where the student-teacher ratios are 12-to-1. Students in Live Oak can then move on to the C-minus-rated Williams Elementary for grades 1 to 5, where they can get hands-on experiences with visits to places like the Savannah Children’s Museum. The C-minus-rated Hubert Middle is next, where students can take part in sports teams ranging from cross country to volleyball. Daffin Park a popular destination
Daffin Park is one of the largest parks in the city at 80 acres, and is within walking distance for many in Live Oak. The park is filled with oak trees adorned with Spanish moss and amenities here range from athletic fields to a pool. In fact, Daffin Park’s fields are used by city sports leagues and high schools for football and soccer. Grayson Stadium here, home of the Bananas, seats 4,000.
