Miles of marshland and access to sandy Maine beaches
Located along the vast Scarborough Marsh, yet no more than a few miles from Maine’s sandy coastal beaches, Blue Point is a small residential neighborhood on Route 9. “The proximity to the beach is a reason people live here, which is genuinely convenient in terms of your daily life. But also, you don’t get such an overwhelming impact from summer tourism. It’s still easy to go about,” says Christina Connell, a broker with Berkshire Hathaway HomeServices Verani. Blue Point’s somewhat secluded location on a nearly 3,000-acre wetland keeps it away from the overwhelming impact of summertime tourism. The community is also a few minutes away from the resort town of Old Orchard Beach, where visitors can stroll along the coastline or visit sites like the Old Orchard Beach Pier and the Palace Playland.

The Scarborough Marsh is the largest contiguous salt marsh system in the state of Maine. Its natural functions include filtering pollution from the water and providing food and shelter for a variety of wildlife. The Scarborough Marsh Audubon Center is a launch spot for personal watercraft like kayaks and canoes. Visitors can take part in tours or rent a kayak or canoe to paddle the Nonesuch River and explore the marshlands. The center also hosts a few educational activities and has a small gift shop.
Pine Point Beach is the area's crown jewel and a major tourist attraction during summer. The beach is a long stretch of sandy shore that hugs Saco Bay and leads down to Old Orchard Beach to the south. Swimmers, sunbathers and boaters enjoy the water when the weather is nice, and local hotels and inns welcome tourists all season long. The Eastern Trail is a 22-mile-long off-road trail that stretches from Kittery to Portland. Part of it crosses Pine Point Road and takes bikers and walkers through the marshlands from a drier vantage point, where they can stop and take photos or enjoy the views. Locals can play sports at Peterson Field or head to Willowdale Golf Club to play 18 holes. Tourists may frequent the nearby campgrounds, like Bayley’s Camping Resort or Wild Duck Adult Campground, but for most of the year, Blue Point’s natural spaces belong to its residents.
New England homes on quiet streets off of Pine Point Road
Blue Point is among many classic New England neighborhoods along the coast, featuring a mix of housing styles, including colonials and Cape Cods, as well as a few hidden Victorian-inspired builds. Some may include barn-like features or saltbox shapes, often placed on streets with narrow sidewalks for residents to stroll along. Neighborhoods are set back from the main road and weave through mature thickets of Maine forests, sometimes ending in quiet cul-de-sacs. “I would say the area is also a little more developed already, as opposed to other areas of Scarborough. So housing is reasonable for the area,” says Connell, who has sold a few homes in Blue Point and more than 60 in nearby Old Orchard Beach. Price points can vary for most single-family homes in Blue Point. Newer homes in modern traditional styles with two-car garages can cost between $650,000 and over $1 million. For something on the lower end, several homes from the 1940s and 1950s, including some smaller Cape Cods, cost between $400,000 and $600,000.

Old Orchard Beach & Pier
Local restaurants, plenty of seafood and nearby grocery stores
Pine Point Road connects Route 1 with the coastline, where drivers can weave through residential areas before reaching Saco Bay. Along the way, diners can stop in at local eats like Pine Point Grill. The grill serves classic American food in a casual setting, along with a popular Brussels sprout appetizer, Damariscotta oysters and craft cocktails. Closer to the coast, locals can drop in at Clambake Seafood Restaurant or head over to Family Seafood Maine to pick up their own fresh shellfish, including lobster, to cook at home. Back on Route 1 are a few markets and shops, such as Walgreens or Dunstan Ace Hardware. On the Vine Marketplace is a gourmet grocery store for quick trips, and down the road is the Southern Maine Indoor Flea Market for longer treasure hunts. For longer grocery trips, folks can head about 7 miles north to Eight Corners, which has a few major stores like Costco and Walmart.
Old Orchard Beach and Scarborough annual events and holidays
Scarborough, just a few miles away, hosts several annual events throughout the year, not just during the summer months. Most holidays here are covered, from pumpkin carving events before Halloween to an Easter bunny breakfast and a chance to meet Santa at Memorial Park. There are also concerts at Memorial Park from June through July and the city’s Summerfest in August. Summerfest includes a 5k run, a children’s bounce zone, food trucks and local business vendors, a lineup of local bands and a fireworks finale. The nearby town of Old Orchard Beach hosts several events throughout the year, the most popular being the many summertime concerts at its outdoor Seaside Pavilion. The town also hosts an annual Chowder Fest, Beerfest, an annual golf tournament at Dunegrass Golf Club and a Memorial Day parade.
Highly rated Scarborough Public Schools and athletic achievements
Students in Blue Point study within the Scarborough Public School district, which is graded an overall A-minus and is considered the No. 1 best school district for athletes in Maine on Niche. For Kindergarten through second grade, students often attend Blue Point School, which is rated a B-minus, before moving on to Wentworth School to the north, which is graded an A. Scarborough Middle School and Scarborough High School are both rated an A-minus and are also known for their excellent athletics programs and academic achievements.

Commutes to Portland on I-95 or up I-295
Blue Point may be tucked away on the seashore, but it is only a 14-mile drive south of downtown Portland. Commuters can hop on Interstate 295 or Interstate 95 to reach the city within a half-hour when traffic is light. On the way is the Portland International Jetport, and the MaineHealth Medical Center is also right in Portland. Scarborough and its shops and restaurants are about 5 miles and 10 minutes up the road on Route 1. The stunning beaches and little shops at Old Orchard Beach are only 4 miles south via Ross Road, just in case residents want to spend time at other beaches throughout the year. Visitors to Old Orchard Beach will find a variety of seaside restaurants and the seasonal Palace Playland, which bills itself as the only beachside amusement park in New England.
