Swimming pools are commonplace here, as summer temperatures often top 100 degrees. “It’s not just boring, cookie-cutter subdivisions here, there’s a lot of character,” Miller says. Along South Scottsdale's sidewalk-lined streets, late 20th-century ranch-style homes are the norm. Most have three to four bedrooms and attached garages; yards are landscaped with native desert plants like saguaro cacti, or with manicured grass lawns and the occasional palo verde or cypress tree. Many homes have been renovated to include features like multi-car garages, covered patios and private pools. “Pools are huge—they’re kind of necessary here," Miller says. "If you have a pool, you can rent your home out.” Prices for these ranch-style homes typically range from $600,000 to $1 million, depending on size and renovations. According to Miller, it’s common for homebuyers here to purchase an older home, tear it down and build a new property. “They’re knocking down ranch-style houses and building 5,000-square-foot McMansions,” Miller says. Found throughout the neighborhood, these 21st-century new traditional homes often have four to five bedrooms, two-tone stucco exteriors, balconies and private pools; prices typically range from $1.5 million to $2 million, depending on size and features. Near the central Scottsdale Road corridor, there are several late 20th-century condominium communities with one- to two-bedroom units that range from $150,000 to $300,000; monthly homeowners association fees of $200 to $500 go toward community upkeep and shared amenities like pools and fitness centers. There are about a half-dozen mobile home communities in the neighborhood as well, some of which are 55+. In the neighborhood’s southeast, for instance, the 55+ Riviera Mobile Home Park's late 20th-century manufactured homes have one to two bedrooms, attached carports and prices ranging from $50,000 to $100,000. Residents here share a pool and pickleball court, and the homeowners association fees of $500 a month go toward community maintenance.

There are local businesses and national chains throughout South Scottsdale. Along the centrally located Scottsdale Road, locals can pick up groceries from Albertsons, shop for secondhand treasures at Antique Trove and grab an espresso made with locally roasted beans at Inner Circle Cafe. Annual events in Scottsdale
Throughout the year, annual arts and holiday events are held along the waterfront in Old Town, about a mile north. In February, locals sip wine and enjoy live music while walking through the Waterfront Fine Art and Wine Festival, where local artists display their work. In December, Old Town gets a festive makeover during Scottsdazzle, a month-long holiday-themed celebration that includes a tree lighting ceremony, nightly light shows and booths from local vendors. Miller says the Waste Management Phoenix Open, a golf tournament held annually in February about 16 miles north at TPC Scottsdale, is Scottsdale’s most notable event. “It’s gotten nuts with how many people come to that," Miller says. "Everyone goes out in the sun, and it’s pretty much a big party outside.”

The 11-mile Indian Bend Wash Greenbelt runs through the center of South Scottsdale, offering residents easy access to a network of parks, lakes and trails. Miller recommends Eldorado Park, where folks fish in the pond for trout and catfish, play basketball, baseball and tennis, and walk tree-shaded trails through grassy fields. “You’ll see a lot of younger people who are more active. They're walking their dogs, going on morning runs —playing a lot of volleyball, too,” Miller says. “People are very happy to be outside when it’s not 120 degrees." The greenbelt also features the Chaparral Park Aquatic Center, where locals can cool down in the public swimming pool, and the 18-hole, public course at the Continental Golf Club, just north of the neighborhood. Desert Botanical Garden borders South Scottsdale to the southwest, popular for its dirt-packed trails that wind through over 50,000 Sonoran Desert plants.

Getting around Scottsdale

Risk of wildfires
South Scottsdale is at risk for wildfires. Fire insurance isn't required here, but homebuyers should research their insurance options. Scottsdale Fire Department Station 1 is centrally located next to Eldorado Park, and residents can sign up for Maricopa County RAVE Alerts to be notified of neighborhood emergencies.
