But the second you cross the bridge into Seabrook Beach, the weight comes off your shoulders and you’re in paradise.” Anchored by Ocean Boulevard, the neighborhood stretches along the Atlantic coast with rows of coastal cottages and stately beachside homes, many of which have become perennial properties. “In the last 20 years, it has changed dramatically from the summer camp feel it had when I grew up coming here,” Oliveira says. “It used to be more seasonal, but now people live here full-time.” As competition rises for waterfront homes, Seabrook Beach continues to garner popularity for its uncrowded beaches, joyful vibe and especially its convenient location. “It’s attracting more people because it’s easily accessible,” Oliveira says. “Most people work around the area, so it’s easy to come and go. Seabrook Beach is the great in-between place.”

Established cottages and multifamily homes sit next to new builds on Seabrook Beach’s rows of streets. “You predominantly see one-level coastal cottages, multi-million-dollar homes on the shoreline, and there’s beautiful new construction,” Oliveira says. “Often folks buy cottages and knock them down to build three-story homes as full-time residences.” Sizes range significantly, from one-bedroom condos in duplexes to five-bedroom homes. “The price point starts at $1 million, and you’re hard-pressed to get one under that,” she says. “And even then, you’re not touching anything on the waterfront.” Typically, prices for single-family homes range from $700,000 to $1.8 million, while beachside residences can fetch up to $4 million. Homes often sell within a month of listing.

Recreation and relaxation on the New Hampshire coastline
Seabrook Dunes and Beach expands along the eastern shore and turns into Salisbury Beach on the Massachusetts side, providing a vast stretch of sandy coastline for sun-tanning, swimming, relaxing and beach sports. “Sometimes, when you go to a coastal town, people are on top of each other, but not here,” Oliveira says. “There is a lot of space and room along the beach, which is one of the beauties of Seabrook Beach. Lots of surfers will be on one end or the other, but it’s not overcrowded at any point of the year, so it maintains a tranquil setting.” Locals frequently bike, walk, host gatherings, play catch or sand volleyball, and more.

Local seafood staples with groceries and retailers closer to Seabrook
Shops and restaurants on the peninsula are limited, though seafood mainstays are speckled throughout. Tuna Striker Pub is one of the neighborhood’s most popular — and most coveted — dining spots. “It’s been there a long time and it’s right on the open water, so you can watch the sunset and the fisherman boats coming in,” Oliveria says. “It can take 2 hours before you get seated, but it’s always worth it. It’s definitely a staple.” She adds that other places have sprouted over the last few years, including 12 Ocean Grill and Overboard Pub & Grill. And ice cream as a sweet treat to cool off is a no-brainer: “Everyone’s treasure is Dunlap’s,” Oliveira says, referring to the family-run ice creamery with more than 40 flavors of ice cream, along with fried dough, frozen yogurt and other sweet treats. For groceries, retail shopping and other necessities, residents head off-beach towards central Seabrook. Along Route 1, locals can access Southgate Plaza, a shopping mall housing a Market Basket grocery store and big box retailers like Kohl’s and T.J. Maxx.

Community block parties and Fourth of July celebrations
Seabrook Beach’s events and social gatherings help foster the community’s small neighborhood feel. Independent block parties shut down the streets on select weekends. “It’s super open and friendly, not exclusive to a particular block,” Oliveira says. “The village area is a series of parallel streets and people just walk up and down. The parties are open and welcoming to all, so people will say hi to their neighbors and stay and mingle.” The beach’s community also erupts in celebration of Independence Day. “The Fourth of July is the big one here,” Oliveira says. “Everyone gets in the spirit with lots of fireworks. It’s very joyous.”
Education in Seabrook
Kids in Seabrook Beach may start their education in the Seabrook School District, which earns a C-minus rating from Niche. The district includes Seabrook Elementary and Seabrook Middle School, both of which earn C-minus grades. Students may funnel into Winnacunnet High School, a B-plus-rated school known for its top-performing athletics program and strong offering of extracurricular activities and clubs.
