Traditional homes and new construction
Beacon Hill features a mix of single-family homes and townhomes. Most homes were built in the mid-1900s and sit side-by-side on narrow lots, but mature trees offer residents a sense of privacy. Homebuyers can find traditional ranch-style, split-level and Craftsman bungalows ranging from around $600,000 for a two-bedroom home to $1 million for a newly renovated four-bedroom rambler. Newer construction includes modern townhomes built throughout the 2010s, with prices ranging from about $555,000 to $735,000. “Every time I drive through, I see dozens of new construction projects,” Hill says. “Expect there to be competition for well-priced homes.” According to the CAP Index, the neighborhood has an overall Crime Score of 4.

Access to downtown Seattle and the Link light rail
Beacon Hill is bordered to the west by Interstate 5. “The neighborhood is extremely convenient in terms of commute times, especially for commuters who want to live in Seattle, but work on the east side,” Hill says. Residents are about 5 miles south of downtown Seattle and Route 36 of the King County Metro provides local bus service to the community. Locals are also minutes from the Beacon Hill Link light rail station, where the 1 Line runs from Seattle–Tacoma International Airport to downtown Seattle. The airport offers both domestic and international flights and is about 10 miles south.

While Beacon Hill is primarily residential, the neighborhood has several locally owned businesses. The Flora Bakehouse is a trendy bakery where locals can enjoy fresh pastries and coffee on its picturesque rooftop.
