Nestled along scenic Lake Washington, Dunlap offers spacious homes with tons of outdoor recreation at your fingertips. This small community is located above Rainier Beach, with a lakeside location that puts a variety of parks and beaches right at your fingertips.

Much of Dunlap is residential, with single-family homes and towering trees lining the roads, many of which ending in cul-de-sacs that provide some quietness off the beaten path. Most of the properties in the neighborhood are available to buy, but there are a few rental properties and apartments. Single-family homes often sit on spacious lots, with varying architectural styles ranging from mid-century modern homes with large windows that let in plenty of natural light to craftsman houses and more. Condominium units in the neighborhood provide unparalleled lake views and often feature modern interior features. If you want to be close to the beach, you can find a spacious estate that’s just a minute’s walk away for $2.8 million.

There are several public schools within the neighborhood that are part of the Seattle Public Schools district. Many students will be able to walk to class if they attend Dunlap Elementary School, which is located in the heart of the neighborhood. Dunlap is a B- rated school, according to Niche, boasting an 11-to-1 student-to-teacher ratio. Many students will likely attend Alan T. Sugiyama High School, which has a college and career pathway for students to properly prepare for the next stage in their academic careers. Nearby Rainier Beach High School offers students a rigorous curriculum, which can include International Baccalaureate classes and a mentoring program for incoming students.

There are plenty of spaces around for outdoor recreation. Located across from the community center, Rainier Beach Playfield is an expansive outdoor area that features a playground, tennis and pickleball courts and athletic fields. The Rainier Beach Pool is an indoor facility that offers various aquatics programs and lessons for people of all ages. Residents looking for outdoor fun near the water are also minutes away from the shores of Lake Washington, where there are several lakefront parks, including Be’er Sheva Park and Pritchard Island Beach.

Many of the neighborhood’s shops and dining will be along Rainier Ave. Dunlap is home to some of the most diverse eateries in the area, including Ethiopian fare at Capri or Sunset Café to barbecue pork buns at Umami Kushi. If you want East African cuisine, you can dine at Qeerroo Restaurant or Mama Sambusa. There are several fast food options around as well if you want a meal on the go. Need groceries for tonight’s dinner? You can head to Safeway for fresh produce and baked goods and there are also several mini markets parsed throughout the neighborhood.

Dunlap is conveniently located minutes from I-5, allowing easy access to Downtown Seattle. There is ample public transportation around as well, including several stops along Martin Luther King Jr. Way.

My iphone was stolen out of my hands while riding the bus home. Many areas near me are hot spots for strong arm robberies.

Rainier Beach is not a thriving neighborhood. Most large and well known companies are located in downtown Seattle, or in just better neighborhoods. Unless you wish to work for a fast food chain or mini-market, Rainier Beach has nothing to offer in terms of good paying, interesting jobs.

Either you inhabit the ritzy houses near Lake Washington, or the run-down projects. Hard to find affordable, in-between housing.
