South Park: part of Seattle since 1907
Located along the Duwamish Waterway, South Park, formerly a farming town, has been part of Seattle since 1907. The neighborhood connects to adjacent Georgetown, one of the city's oldest neighborhoods, by a bridge across the waterway. It's only about 6 miles to Downtown Seattle.
"South Park is one of Seattle's most diverse neighborhoods, and not just ethnically," says Geoff Hill, managing broker and a top-producing agent with Keller Williams Greater Seattle. "Equal parts residential, commercial and industrial, there's a little bit of everything going on in South Park."
14th Avenue restaurants and businesses
The main commercial district runs along 14th Avenue South, from just south of the South Park Bridge to South Henderson Street. "It features numerous popular restaurants, bars, breweries, wine shops and cafes," Hill says. "But the standout favorite for locals is the dive bar Loretta's Northwesterner, home of the Tavern Burger. It took 4th place in Thrillist's Top 100 Burgers in the Country." Other options along 14th Avenue include Honor Mexicano and Uncle Eddie's, a neighborhood pub that serves breakfast, lunch and dinner, plus a weekend biscuit brunch.
Nearby, in Georgetown, there are numerous bars, as well as Georgetown Brewing, Tinte Cellars, Jellyfish Brewing Company and Georgetown Liquor Company. Hill says connoisseurs of craft beer and delicious Mexican food are drawn to the area. A variety of cuisines and cafes are found on Airport Way and the area is home to unique shops in vintage trailers at the Georgetown Trailer Park Mall.
Houses and townhouses from $450,000 and up
South Park's real estate includes older homes from the early 1900s to '60s, some of which have been remodeled. Builds from the past few years include brand new sets of cottages, where residents pay monthly homeowner association fees of about $27.
Extensive construction of "small-lot homes" or "tightlife designs" has significantly increased the residential density. Townhouses and condos, most of which are new and with modern styling, are sized anywhere from 750 square feet to 1,600 square feet. Properties here tend to be priced somewhat lower than those in surrounding neighborhoods. Price points range from about $450,000 to the high $700,000s.
Duwamish Waterway Park, South Park Marina
There are plenty of outdoor recreational sites, including Cesar Chavez Park and Duwamish Waterway Park, a popular spot for riverside walks.
A site improvement project underway at South Park Community Center calls for a new spray park, play area, dog off-leash area, a full-size multi-sport court and a lighted synthetic turf field. A renovated kitchen and childcare area will be part of the community center when it reopens in early 2026. Ongoing redevelopment of South Park Plaza is incorporating a cultural focus, with Lushootseed language etchings and other indigenous elements.
International programs in Seattle Public Schools
Kids may attend schools in the Seattle Public Schools District, including Concord International Elementary, with a C-plus grade from Niche. Concord's diverse academic subjects include Spanish language and American Indian studies with partners the Muckleshoot and Suquamish tribes.
Denny International Middle, graded B, offers world languages and dual language immersion, has an acclaimed music program and is a Reading Workshop School partnered with Columbia University. At the next level, Chief Sealth International High School, B-plus, has a multilingual department including Immersive learning in Spanish, Vietnamese, Amharic/Oromo and Somali/Amharic. The schools share a campus and work together in performing arts and music programs. Native American education includes a leadership course named after a southern Lushootseed word that means “raising hands."
Close to the airport and sharing resources with the Museum of Flight, Raisbeck Aviation High School is rated A-plus and open by lottery to students in the greater Puget Sound area.

Route 99, buses, planes and South Park Marina
State Route 99 and Interstate 5 are nearby, giving South Park residents multiple options for navigating the area. "Bordered by Highway 509 to the west and the Duwamish River to the north and east, the neighborhood has a distinct geographical feel," Hill says. Some King County Metro Bus stops are on South Cloverdale Street and Eighth Avenue South. One of the routes, 132, travels from Burien Transit Center to Downtown Seattle, with South Park at the midpoint. Boat owners or those desiring transportation by yacht have the advantage of South Park Marina being located right off Dallas Avenue.
Aerospace has a role in the South Park area
The Port of Seattle is significant to regional commerce, with work on cargo ships and other industrial employment opportunities. The development of Terminal 106, only a few miles north of South Park, was underway in 2024, with construction jobs and apprenticeship training on site. Full-time employee positions are anticipated to number 650 to 1,200 in the future.
The aerospace industry also has a footprint in the area, with South Park housing some corporate offices for Boeing. Across the waterway in the southern half of Georgetown, the King County International Airport serves small commercial airlines and corporate jets. The airway also accommodates private planes offering scenic flights around Mount Saint Helens and Mount Rainier.
At the airport's south end is the Museum of Flight, the largest nonprofit air and space museum in the world. Visitors enjoy tours, flight simulators and family workshops. The museum has an educational department, the Boeing Academy for STEM Learning. Public school Raisbeck Aviation High is also located nearby.
For anyone planning long-distance travel, it's about 7 miles to Sea-Tac, Seattle-Tacoma International Airport. "This makes South Park both convenient and a bit noisy," Hill says.

I have lived here my whole life. It's a small neighborhood in Seattle but there's a big sense of community. Due to it being located near lots of industrial business the river which runs along the neighborhood has been declared a superfund site and everyone in the neighborhood does have some health consequences from it ( average life expectancy is 10 years less )But we are working together with the city of Seattle to clean the pollution from the river and sky.
