Convenience is the main attraction in Southern Heights, a laidback neighborhood nestled in South King County. Close to local highways, the community is "convenient to Tukwila and the Seattle-Tacoma International Airport," says local real estate agent Kevin Tiwana with Triplar Properties.

The area’s primary feature is charming post-war bungalows with renovated interiors and split levels with wide windows and tree-lined backyards. Closer to Tukwila, recently constructed townhouses offer amenities like chef's kitchens and private balconies. Homes here are also lower than local averages, ranging from $450,000 for a townhouse to $750,000 for a four-bedroom house. Due to its relative affordability, more and more homebuyers are looking to Southern Heights as a place to call home.

Area students have a range of well-rated public schools available, like Hilltop Elementary School, which provides free preschool programs for beginning students. Beverly Park Elementary prides itself on its middle school readiness program, where socio-emotional learning is a core part of students' transition to the sixth grade. Offering a dual-language Spanish immersion program, Cascade Middle School is an area favorite. Here, 50 percent of students' overall instruction is given in Spanish to help them learn the language with higher rates of fluency. Located on the same campus, Evergreen Senior High School also provides a dual-language program. The school also offers over a dozen associated student body clubs, such as choir, drama, dance and GSA.

Although your backyard might be your private oasis, neighborhood parks offer a chance to get out and explore. Southern Heights Park is a small neighborhood green space with a colorful play area popular with families. You can also shoot hoops on the basketball court or play frisbee on the large, grassy field. Hilltop Park is a more casual green space with a wide, open area surrounded by towering cedar and fir trees. It's perfect for a sunny picnic with friends or playing fetch with your pup. A short distance away is where you'll find North Sea-Tac Park, home to several athletic fields where youth and club sports play. Across the street, you'll find a disc golf course, a BMX course, a botanical garden, mountain bike trails and a skate park. With all this park has available, you can try a new activity every weekend.

Even though the community is primarily residential, you'll find a small hub of neighborhood amenities along Des Moines Memorial Drive South. Spend the day reading or check out a book at Boulevard Park Library, part of the King County Library System. La Rielera is a colorful, mural-painted Mexican restaurant that serves huge portions, while Flight Path is a recently remodeled neighborhood bar and grill. Order a craft beer and pub grub while you listen to live music or wait for a turn at their weekly open mic nights. Get your caffeine fix at Amazonia Café, a cozy coffee stand that offers coffee drinks, house-made chai lattes and breakfast sandwiches, perfect for your morning commute.

If you need to go shopping, visit Westfield Southcenter Mall, located just five miles away from the neighborhood in Tukwila. At this upscale indoor shopping mall, you can see any of the 200 retailers, get dumplings at Din Tai Fung or a burger at Johnny Rocket's before catching a movie at the AMC and getting cozy in the reclining luxury seats.

With its convenient location, peaceful residential areas, neighborhood restaurants and mix of relaxing and exciting parks, Southern Heights might be the perfect place to find your next home.
