Walkable historic downtown and outdoor recreation in northwest Mississippi

Nicknamed “The Five Star City” because of its offerings in industry, citizenship, agriculture, recreation and education, Senatobia offers a balanced, convenient lifestyle in northwest Mississippi. Situated in Tate County, the city features a historic downtown listed on the National Register of Historic Places, local businesses and outdoor recreational areas. “Senatobia is where people will buy if they want a more laidback environment that’s still close to Nashville. There are a lot of farms and open lots, but there is a developed downtown area to walk around,” says Fran Boling, a real estate agent with Crye-Leike Real Estate Services who has served the area for 16 years. With regular community events and modern homes on spacious lots, Senatobia offers residents a convenient, suburban lifestyle.

Home styles and accompanying views vary broadly across the city, as do the prices, so the area appeals to a range of homebuyers. “There is a mix of homeowners; not all are first-time homeowners,” says Jay McMiller, a Realtor at RE/MAX Realty Group who has served the northern Mississippi area for 19 years. On the central streets downtown, homebuyers can find Craftsman homes built in the early 20th century and ranches from the 1950s and 60s on smaller grass lots decorated with oak and magnolia trees. Prices for ranches start at $165,000 and rise to $230,000, while Craftsman homes cost between $280,000 and $320,000. Those looking for new builds will find New Traditional houses on large lots at the newly developed West Point Subdivision. Featuring brick facades and gable roofs, these cost about $345,000. There is plenty of space across the Mississippi countryside, which means that open lots are also available; there are three-acre lots in the gated community of Como Trace Estates for $80,000 and 31-acre wooded lots available for $125,000.

Walking trails and playgrounds at Norfleet Park

Parks and outdoor spaces are plentiful throughout Senatobia. Gabbert Park has dedicated green space and a gazebo for events. At Norfleet Park, residents can find spacious outdoor play areas and shaded picnic tables. Senatobia Sports Park hosts nine baseball fields and a range of other athletic fields, along with a walking trail. Arkabutla Lake was drained in the summer of 2023 for dam repairs, but residents can still find water for recreational activities. Sardis Lake, located 20 miles southeast of the city, offers opportunities for fishing, boating and swimming.

Compete in the barbecue and steak cookoff

Every May, the city hosts Five Star City Fest, a two-day event with music and local vendors downtown. Locals can compete in a barbecue and steak cookoff, and a corn hole tournament or make arts and crafts while listening to live music. During the summer, there are movie nights at Gabbert Park. The city also has seasonal events, like a Trunk or Treat and a Christmas Parade. Residents shop for the holidays and sample treats during the annual Sip and Shop in December.

Attend the top public high school in Tate County

Depending on their location in the city, students are either zoned to the Tate County School District or the Senatobia Municipal School District. Children in the latter district can attend Senatobia Elementary, which has a B-plus rating from Niche. Students advance to B-rated Senatobia Middle and B-plus-rated Senatobia High, ranked as the #1 public high school in Tate County. The high school offers a range of dual enrollment courses through Northwest Mississippi Community College, including biology and business statistics.

Grab a pulled pork sandwich at Fresh Garden Market & Smokehouse

For groceries and essentials, Kaye’s Food Market and Walmart are both located in central Senatobia. Residents can find many locally owned businesses and boutiques downtown. There are many more retailers in Memphis, about 40 miles north of Senatobia. The city has local restaurants for a range of occasions. Bent Tree Coffee has an array of lattes, smoothies and muffins. For pulled pork sandwiches and other freshly made southern barbecue dishes, there’s Fresh Garden Market & Smokehouse. For a classic steak dinner, there’s Delta’s Steakhouse.

Drive up to Memphis on Interstate 55

Residents living near downtown benefit from narrow sidewalks to walk to local businesses and some amenities. Otherwise, locals depend on personal vehicles to run errands and commute to work. Interstate 55 runs through the middle of the city and takes residents 40 miles north to Memphis. State highways offer convenient passage to nearby towns.

Lake Arkabutla drained for dam repairs

Lake Arkabutla was drained to repair the Arkabutla Dam in the summer of 2023, and the repairs are estimated to take several years to complete. Residents can still enjoy the wooded trails in the area, but the water levels are very low.
