Senoia's small town is the backdrop to Hollywood movies

Burrowed in the peaceful wooded Georgia countryside, Senoia is much closer to Hollywood than the 2,195 miles that separate the cities on a map. The small community of 5,000 is the backdrop of numerous movie and TV projects, including the popular AMC series “The Walking Dead”. While there are no zombies, the town plays into its connection with the show with a store, walking tours and a restaurant owned by one of the creators and actors of the show. Off the silver screen, Senoia was founded in 1860 and is about 40 miles south of Atlanta. “It is a small town with a lot to offer,” says Tim Stout, who lives in Senoia and is a Realtor and team lead for My Brokerage, LLC. “It’s convenient to Newnan and Atlanta. It is more rural, and you get more land than you would in nearby Peachtree City.”

New construction Craftsman in new developments

Senoia offers a variety of choices when it comes to home inventory. In most cases, there is a chance to get a property on multiple acres. Colonial Revivals are clustered steps from downtown, large new traditional homes are set on multiple acres and new Craftsman builds are in small subdivisions. Most homes sell between $400,000 and $700,000, but properties closer to downtown or on multiple acres can sell between $800,000 to almost $1 million. “Homes that are move-in ready and priced accurately still move fast and receive multiple offers. Conversely, if the prices are too high or need work, these properties sit longer,” Stout says.

TV and movie film locations dot Senoia's Main Street

Main Street pays tribute to Senoia’s film history. The Woodbury Shoppe offers “Walking Dead” themed gifts and clothes, while the Georgia Tour Company provides walking tours of the town’s filming locations, including the "Fried Green Tomatoes" house. Downtown has a slew of restaurants, including Bistro Hilary, which a local chef runs, and Nic & Norman’s, owned by the “Walking Dead” executive director Greg Nicotero and Norman Reedus, who starred as Daryl Dixon in the show. Opened in 2022, the Senoia Village Publix Shopping Center is centered around the chain grocer but a selection of national chains from a UPS Store to Chick-fil-A.

The Coweta County School System gets a top rating from Niche

Senoia is part of the Coweta County School System, which earns an A-minus Niche score and has more than 23,200 students. One potential pipeline is Eastside Elementary, East Coweta Middle and East Coweta High School. All three schools earn a B-plus grade. The high school offers a STEM Academy and Saturday School, allowing students to attend school on Saturdays for additional academic help.

Seavy Street Park is just off Main Street

Seavy Street Park is a small park with a covered playground in the heart of the city. Right outside the Senoia Public Library is Marimac Lake, which offers a spot for anglers to enjoy catch-and-release fishing or a scenic place to settle down with a book.

Alive After Five brings the community together

Despite living in a small, rural city, Senoia does not miss a chance to have an event or gathering. The Senoia Farmers Market happens each Saturday from April to December and offers local produce, eggs, baked goods and gifts. Senoia Alive After Five brings downtown to life on the third Friday of every month. The street festival features local vendors, food, drinks and other attractions for all ages.

Coweta County offers on-demand public transportation

Coweta County offers on-demand public transportation, which allows the bus to pick up residents from their homes and drop them off at jobs, job training or medical appointments for $3 each way. Georgia State Route 85 runs through Senoia and heads north to just shy of the westside of Atlanta. Residents can get to Atlanta using Interstate 85, about 15 miles west of the town in Newnan. Senoia is 30 miles south of the Hartsfield-Jackson Airport and 40 miles south of downtown.

A Hollywood setting in Georgia

Senoia and multiple other Atlanta suburbs are popular destinations for movie and television show settings. Aside from the “Walking Dead,” “Driving Miss Daisy," “Fighting Temptations,” and “Footloose” among others, have all been filmed in the city.
