A rural retreat not far from Tampa

Shady Hills is a community in the far north section of Pasco County that, while not too far from Tampa—about 40 miles north of the bustling metropolis—feels like a world away. Narrow residential streets are lined with tall, mature trees and neighbors are spread out in houses on sprawling lots. The lone major thoroughfare, Suncoast Parkway, is lined with more trees and expansive farmland. It’s hard to believe it’s home to about 12,000 residents and not 1,200. "This is a peaceful area to live, and everybody has at least an acre or more. The more land you have, the more secluded you feel," says Tina Brooks, a long-time resident and co-owner of Green Acres Blueberry Farm, which has been serving the area for nearly 20 years. However, while Shady Hills might seem isolated, it’s not. Just outside the community are highways that lead to the rest of Central Florida, and it’s just south of suburban Spring Hill, which offers many amenities.

Homes sit on lots spanning an acre or more

Shady Hills offers ranch-style homes built between the 1950s and 1970s, new traditional styles built after 2000, and sprawling custom estates. Some homes are zoned as agricultural residences for those looking to raise animals. Lawns often span an acre or more. Low fences and tall, mature trees surround houses. The median home price is about $370,000, slightly higher than nearby Spring Hill but less expensive than the state’s. Most of the community is residential. However, the southern section contains industrial properties, including a waste management facility and a power station.

Residents enjoy parks and the nearby Gulf Coast Homing Club

Crews Lake Wilderness Park is a prime space for locals looking to hike trails, board a scale train or enjoy a weekend camping. Its lake invites boaters and anglers to explore the marshes, which are often decorated with water lilies and other native greenery. Elsie Logan Memorial Park features a community garden and a playground. The community’s proximity to the Gulf Coast Homing Club in Spring Hill is a draw for pigeon racing fans. The club has about 300 members and hosts regular competitions.

Children attend Pasco County Schools or nearby private schools

Pasco County Schools serves the community. The district rates a B-plus on Niche and offers school choice. Bishop McLaughlin Catholic High School is the closest private school and rates an A on Niche. West Hernando Christian School is also nearby, rates a B-minus and serves kindergarten through 12th grade.

Shopping and dining in Spring Hill, blueberry picking and wine tasting in the community

Shady Hills is primarily residential, and there is little retail directly within the community, so residents head into Spring Hill for shopping and dining and the closest medical center, Tampa General Hospital Spring Hill. Within the community, Green Acres Blueberry Farm offers blueberry, strawberry and seasonal vegetable picking. Strong Tower Vineyard & Winery offers a tasting room and events like yoga and salsa dancing. “We now have more events that focus on the community. And the area is also growing and getting busier too," says Brooks.

Nearby Tampa offers annual events

Residents can attend events in the Tampa area. The Florida Strawberry Festival takes place in early March in Plant City and features live entertainment, rides and fresh strawberries. Boom by the Bay celebrates Independence Day near Downtown Tampa with family-friendly activities and fireworks.
