Buying a home in this area means that you'll be in the heart of Simsbury, close to shops, the Farmington River and area schools, and it doesn't hurt that many of the homes in this area have distinct architecture and history. "There are historic homes in that area," Porter says.

Schools are a major draw for homebuyers considering the historic district, part of the highly rated Simsbury Public Schools, which has an A+ rating on Niche and stellar ratings and reviews for its teachers, clubs, activities, and academic programs. The area's youngest learners begin their journey at Central Elementary School, which has an A rating from Niche, excellent ratings for its academics and teachers, and a student-teacher ratio of 13-1. Henry James Memorial Middle School has an A rating on Niche and high ratings for its academics and teachers. Students conclude their journey at Simsbury High School, which also has an A+ rating on Niche. In addition to its stellar academic programs, Simsbury has successful and popular sports teams. Townsfolk turn out in throngs to show support for the baseball, football, and basketball teams -- go Trojans!

For a bite to eat, head to one of the restaurants in this walkable downtown area. Start your morning at The Coffee Spot, a quaint, relaxing bakery and cafe. Located in a building reminiscent of a gingerbread house, The Coffee Spot is a relaxing and fun place to start the day. To grab a meal that'll fill you up, head to Plan B Burger Bar. This local favorite serves burgers, beer, and bourbon in a fun environment that includes trivia nights every Tuesday. You can also grab your groceries at Fitzgerald's Foods, a local grocery store that's been serving the community since 1946.

Simsbury has attractive parks, especially in the downtown area. Your dog will be begging you for a trip to Paw Meadow Dog Park, and the slugger in your life will spend hours and the Schultz and Memorial Park baseball fields. The Belden Forest wraps around some of the homes in the area. There are trails to hike in these woods, and it's a conveniently located place to get away from the hustle and bustle of daily life and settle into nature.

Simsbury Center Historic District offers a quaint mix of historic homes and modern convenience. The walkable downtown is chock-full of restaurants and interesting architecture.
