Morningside is one of Sioux City's largest neighborhoods

Hugging the Missouri River about five miles southeast of Downtown Sioux City, Morningside is a suburban area that benefits from relatively even ground, making for easier expansion. “It’s really expensive to build on the hillier areas to the west,” says Kathryn Pfaffle, a Realtor with Haus of Home. “So as the city expands, houses are concentrated in Morningside.” As a result, Morningside is one of the most populous neighborhoods in Sioux City, with access to shopping, entertainment and a steady supply of average-priced homes.

Newer homes in the southern part of Morningside

The variety of homes in the area reflects its growth, with designs becoming more modern towards the southern part of Morningside. "You’ll have lots of midcentury houses, and then it’ll be the '60s, the '70s, the '80s,” says Pfaffle. “Most houses get newer the closer you get to the mall in the south.” Typically, suburban amenities tie these designs together, with shady trees lining the streets, sidewalks and driveways with single-car garages. Quarter- and half-acre lots are typical, set into gently rolling hills. Single-story bungalows and Cape Cods range in price from the low $100,000s to the low $200,000s, while ranch-style and split-levels run between the low $200,000s and the mid-$300,000s. The average home value in Morningside is in the low $200,000s – comparable with the city average and less than half the national average.Some sections of Morningside are prone to flooding, particularly closer to the Missouri River on the neighborhood’s west side. In response, flood insurance is required for many homes.

Create your own cheesesteak at Sarg's Philly Time

As the name suggests, Sarg’s Philly Time specializes in cheesesteak sandwiches, with the option of creating your own with a selection of ingredients. However, this casual diner also offers classic breakfast dishes like pancakes, omelets and French toast. Most shopping is in the southern end of the neighborhood at the Southern Hills Mall, surrounded by chain restaurants, grocery stores and other big-box stores.

Three public schools and Morningside University

Students begin their education at Morningside Elementary School, which is rated a C-plus by Niche and is located in the center of the neighborhood. From there, they’ll attend East Middle School before enrolling at East High School, both of which score a B-minus. Both of these schools are on the eastern edge of Morningside, within walking distance for many residents. Morningside University enrolls 2,200 students in over 60 majors, the most popular of which are business administration and nursing.

Lots of public green space and sports fields

Set against a peaceful lagoon, Prairie Park is 36 acres of lightly wooded green space. With a restriction against motorized watercraft, locals frequently take advantage of the waterfront space to cast a line or have a dip. South Ravine Park is a 120-acre stretch of heavily wooded nature trails and paths, located to the north. It’s also the site of the grave of the First Bride, a local legend known for being the first Native American woman to marry a non-native in the history of the city. Pulaski Park has more than half a dozen baseball diamonds. The concession stands and bleachers make it a popular spot for Little League and amateur games.

Live performances at Sioux City Community Theatre and Tyson Events Center

The Tyson Events Center hosts traveling performers and local pro athletes, with seasons of the Sioux City Bandits indoor football team and the Sioux City Musketeers hockey team. The Sioux City Community Theatre has entertained residents since its first production in 1948. Today, it hosts musicals, comedies and children’s shows. Morningside University is another source of live entertainment, with an active athletics department, musical ensembles and public art galleries.

Straightforward access to downtown Omaha and South Dakota.

The area’s main highways are Interstate 29, which follows the Missouri River on the west, and U.S. Route 75, which lines the neighborhood east. “That road network makes it easy to get to Omaha or South Dakota,” says Pfaffle. The Sioux City Transit System has a bus route with several stops in Morningside, frequently along Transit Avenue.
