A mix of suburban and rural vibes in Deans

Deans is a patchwork of warehouses, suburban developments and little pockets of forests or farmland on the northern edge of South Brunswick. This varied makeup gives different parts of Deans quite different vibes, from classically suburban to rural. Despite its suburban developments, the neighborhood is a few miles from restaurants, retailers and grocery stores, adding weight to the more rural parts of its personality. But Pete Maimone, a real estate agent at Gloria Zastko Realtors who has been selling homes in the area for 35 years, says people move here for the sense of quiet paired with the same benefits that the rest of South Brunswick offers: great schools and good commuter access, especially for those with daily commutes to Princeton or New Brunswick.

Classic suburban streets with homes in high demand

Most homes in Deans are located in suburban developments where Colonial Revivals and new traditionals with manicured yards sit stretched along walkable sidewalk-lined streets. There are also a few houses with acreage scattered throughout the neighborhood. Homes rarely come on the market in Deans. In recent years, only two have been sold at prices around $615,000. “It’s just a great place,” Maimone says of South Brunswick. “It’s one of the high-demand areas in Central Jersey.”

Highly rated South Brunswick schools, Princeton University nearby

The South Brunswick School District has an A-plus from Niche, which lists it as the best district in Middlesex County and one of the top 15 districts in New Jersey. Children can attend Brooks Crossing Elementary School and Crossroads Middle School North, both of which earn A ratings, before moving on to South Brunswick High School. The high school earns an A-plus, and Niche rates it as the fourth-best public high school in Middlesex County. Princeton University, a prestigious university known for its rigorous academics, is just under 11 miles away. The school opened in 1746 and has graduated generations of famous alumni.

Access to Route 130, easy commutes to Princeton and New Brunswick

U.S. Route 130 runs through Deans, providing easy access to major roads. Maimone says Deans’ location less than 11 miles from both Princeton and New Brunswick is a major draw. South Brunswick 8A Park & Ride, where residents can catch a bus for the 45-mile trip to New York City, is less than 5 miles away. Deans is also close to two major hospitals. Robert Wood Johnson University is about 8 miles away and St. Peter’s University Hospital is 11 miles away.

Shopping and dining along U.S. Route 130

Although Deans doesn’t have any shopping or dining of its own, there are options about 3 miles north along Route 130. Tikka Masala Indian Fusion serves Indo-Chinese cuisine, Afghan Kabob and Grill is known for its hummus and gyros, and Nan King Restaurant is a popular spot for sushi and Chinese-Latin fusion. ShopRite has groceries along the same stretch of road. Driving a little further out provides even more options, especially when it comes to shopping. “You have a lot of shopping options nearby,” Maimone says. “There’s shopping centers all along Route 27 and Route 1.” Heading to New Brunswick or Princeton, Maimone adds, provides an even wider variety of locally owned shops and restaurants.

Fishing, kayaking and hiking at Davidson’s Mill Pond Park

At the edge of Deans, the 499-acre Davidson’s Mill Pond Park offers fishing, space to launch kayaks or canoes and hiking trails. The park was once the site of a watermill, and there are still rock walls and a little waterfall where it once stood.

Games and fireworks on Community Unity Day

On the second Tuesday of every August, South Brunswick celebrates Community Unity Day. Meant to build relationships between law enforcement and locals, Maimone says the festival involves “vendors, businesses, games, rides and fireworks.”

Seasonal risk of hurricanes

All of New Jersey can be impacted by hurricane season, and Deans is no different. These storms don’t hit every year; when they do, First Street, a climate risk data organization, says that Deans has a minor risk of flooding and a major risk of wind damage.
