A suburban community with top-rated schools
Set 6 miles from Princeton, Heathcote is a centrally located community known for its top-rated schools and a variety of housing. “Heathcote is an area that is really kind of like three towns: Kendall Park, Monmouth Junction and Princeton,” says John Scott Petrozzini, who grew up nearby and is a sales associate with Greater Princeton Group of Re/Max Professionals, “but there’s still a big sense of community feeling. People interact with each other, and everybody looks happy because you really have everything right there.” The community sits between Route 1 and Route 27, providing easy access to commercial areas and public transportation to New York, which is about an hour away.
Subdivisions with a variety of houses, townhouses and condos
Heathcote is split into several subdivisions that are characterized by curving, sidewalk-lined streets ending in cul-de-sacs. Most homes are ranch-style and new traditional houses with Colonial Revival and Craftsman influences. Homes closest to Promenade Boulevard sit close together, while those along the neighborhood’s edges have more space between neighbors.
Houses built in the 20th century range from $550,000 to $900,000, while newer homes cost between $1.2 million and $1.7 million. Some are in subdivisions with homeowners associations, where monthly fees can range from $300 to $550. Princeton Manor is a gated 55-plus community built in the 2000s and 2010s, with prices ranging from $650,000 to $1 million and monthly HOA fees around $350.
The one- to three-bedroom condos and townhouses here were mostly built in the 1980s and ‘90s. Depending on size, they range in price from around $270,000 to $830,000, plus HOA fees between $250 and $400.
Newer homes in Heathcote cost between $1.2 million and $1.7 million.
Most houses in Heathcote are either ranch or split-levels.

Kids can attend A-rated schools
Local kids can start school at Constable Elementary and then go to Crossroads North Middle; both earn an A from Niche. At the A-plus-rated South Brunswick High, students can join the Vikings Marching Band, which won the state championship from 2018 through 2022 and performed at an NFL game half-time show in 2023. The private Noor-Ul-Iman School earns an A-plus and teaches kids from pre-kindergarten through Grade 12; it sits on the campus of the Islamic Society of Central Jersey.
Crossroads North Middle School receives a rating of A from Niche.
South Brunswick High School is a top rated, public school with a rating of A+ from Niche.

Twenty minutes to Princeton and Princeton Junction Train Station
Route 27 leads 6 miles to Princeton and 11 miles to New Brunswick. Route 1 also passes through the neighborhood. New York is about 45 miles away, or an hour’s drive. Commuters can take the train to Penn Station at Princeton Junction Train Station, 7 miles away, for a total commute time of about an hour and a half. Princeton Medical Center is 5 miles away, and Newark Liberty International Airport is a 33-mile trip.
Nearby hiking trails
The 88-acre Heathcote Meadows Preserve sits in the neighborhood’s south, offering hiking trails through protected grassland and forest. The over 70-mile Delaware and Raritan Canal State Park Trail, also called the D&R Canal Trail or the towpath, is another big draw for the area. “You can go hiking or walk your dog, and you see people in canoes and kayaks on the canal,” Petrozzini says. “From Heathcote, it’s basically five minutes away.” The roughly 36-acre Woodlot Park nearby has a playground and baseball fields, plus a community center that hosts kids’ summer camps.
Visitors can enjoy peaceful strolls through meadows and woodlands at Heathcote Meadows Park.

Dining options on Route 1 and in Kingston
Route 1 is home to the community’s commercial areas. The locally owned Kapadokya Mediterranean Grill serves Turkish cuisine in a casual atmosphere. Residents can also dine out in nearby Kingston, where Petrozzini recommends Kingston Deli and Café. “The owner, Kim, makes great breakfast and lunches,” he says. “I get her tuna sandwich, which is delicious.” The Home Depot and Target are on Route 1, and grocery stores include ShopRite and Aldi.
Kapadokya in Heathcote is both a restaurant and a small grocery store that specializes in Turkish imports.
Shop Rite in Heathcote is a popular destination for groceries.

Summer events at Woodlot Park
Woodlot Park hosts summer community events, like the Independence Day Celebration, which has a DJ, food trucks and fireworks. Other summer events here include a monthly Family Movie Night in the Park and Bollywood Concert in the Park.
