Quiet suburban area a few miles from shopping
Sand Hills is a heavily suburb on the northern side of South Brunswick. “It’s got great commuter access, great schools. That’s the No. 1 thing that draws people to South Brunswick,” says Pete Maimone, a real estate agent at Gloria Zastko Realtors who has been selling area homes for 35 years. He calls the area a “classic suburban town.” Although U.S. Route 1 cuts through the edge of Sand Hills, most of the neighborhood is a little removed from this New Jersey township’s major arteries, giving it a quieter vibe. Residents have to drive a few minutes to get to shopping and restaurants.

Ranch-style and new traditional homes, condos
Most of Sand Hills’ homes are strung along or just off Major Road. It’s a bigger road, and while sections of it have a sidewalk on one side, others don’t. Many of the neighborhood’s ranch-style houses were built between the 1950s and 1970s, but there are a lot of newer homes in the new traditional style. “There are a lot of custom homes,” Maimone says. “Half of the Sand Hills area is cookie-cutter, but the other half is big houses.” It makes for a wide range of home prices. Smaller homes start around $475,000, but large updated homes can go for as much as $1.6 million. Toward the southern part of Sand Hills, a few condominiums and townhouses cost between $400,000 and $555,000.

Access to major roads, easy commutes to nearby hotspots
Sand Hill has easy access to U.S. Route 1 and County Road 522, and U.S. Route 130 is just a few minutes away. “You’re right in the middle between major towns like New Brunswick and Princeton,” Maimone says, noting that having easy commutes to these areas is a major plus for many people. Both are just under 9 miles away. It’s also about 6 miles to South Brunswick’s Park and Ride, where residents can catch buses to New York City about 45 miles away. Robert Wood Johnson University Hospital is 8 miles away and Saint Peter’s University Hospital about 9 miles away.
Hiking and archery, nearby Reichler Park
Freedom Trail starts at the southern corner of Sand Hills. A small portion of the trail is paved for bikes, but most of it is a dirt path where people often walk or go on easy hikes. WA-XO-BE Archers is a local archery club with indoor and outdoor ranges. Just outside Sand Hills, Reichler Park offers a playground, baseball fields and a popular skatepark.

Restaurants in nearby Dayton, shopping along Route 1
Although there are a few fast-food restaurants along Route 1, most local restaurants are found in nearby Dayton about 3 miles away. Residents often head back to Route 1, though, for shopping and services. About 2 miles from Sand Hills, the major road has stores like Target and Harbor Freight as well as ALDI and ShopRite for groceries.

Occasional hurricanes
Like the rest of New Jersey, Sand Hills can occasionally be hit by hurricanes. This isn’t a yearly occurrence, but when it happens, a climate risk data organization, First Street, says the storms bring a minor risk of flooding and a major risk of high winds.
