Riverside recreation and affordability bring buyers to Downtown South Elgin
About 40 miles west of Chicago, South Elgin is a small village of about 24,000 people that’s ranked twice on Money magazine’s list of “America’s Best Places to Live.” Its downtown centers around the Fox River, which is lined with bike trails and parkland for community events. “For recreation, it’s great,” says local Realtor Bob Wisdom. “The Fox River runs through the middle of Downtown South Elgin. There’s a bike trail, and you can walk, fish or hang out at the parks along the river. Housing is a bit more affordable there [than in surrounding communities], but the market is strong and continues to be stable.”

Parks along the Fox River
Downtown South Elgin has several parks along the Fox River: Panton Mill Park, SEBA Park and the South Elgin Dog Park on the west side and Lions Park and Pickerell Park to the east. Panton Mill Park has a splash pad and hosts summer concerts and car shows, and SEBA Park has a large playground along the river. The South Elgin Dog Park sits beside the Fox River Trolley Museum, which has free Sunday trolley rides and events like trivia on a trolley, ghost story trolley rides and Polar Express trolley rides at Christmastime. The nearly 46-mile Fox River Trail runs along the west side of the river and connects to communities north and south of South Elgin. East of the river, Lions Park has a playground and softball field, and Pickerel Point Park has a 9-hole disc golf course and spots for fishing and kayaking.

Community events in South Elgin
The Village of South Elgin hosts community events throughout the year, like a free Pumpkin Patch Festival with a pet costume parade in October and An Almost Winter Day at SEBA Park each November. An Almost Winter Day is a longtime village tradition that kicks off the holiday season with s’mores, cookie decorating, a visit from Santa and an annual tree lighting. In the summer, car owners can show off their rides at Cruise Nights in Panton Mill Park. The park also hosts a summer concert series with performances from local and Chicago-based musicians.

Starter homes to million-dollar properties
“South Elgin has anywhere from starter homes all the way up to million-dollar properties, so there’s something for everybody there,” Wisdom says. Single-family homes range from historic American Foursquares and midcentury ranch-style homes to contemporary traditional new builds. The neighborhood’s seen an increase in new townhouse developments, typically built in traditional styles with vinyl siding, and continues to add more to the community. Home values here range from about $200,000 to $500,000, and the average home value is roughly equal to that of the Chicago metro area.

School District U-46
Students in Downtown South Elgin attend School District U-46, Illinois’ second largest school district. The district offers students the most extensive scope of academic opportunities of any district in the Fox Valley area, including a K-12 dual language program that allows students to graduate with the Illinois State Seal of Biliteracy. Students start at either Clinton Elementary, which has a B-minus on Niche, or Willard Elementary, which has a C and is located in the neighborhood. They continue to the B-plus-rated Kenyon Woods Middle School before graduating from the A-minus-rated South Elgin High School. “District U-46 has a newer high school and middle school in South Elgin, which is really nice,” Wisdom says. South Elgin High is home to the Beacon Academy of Media & Digital Arts, a four-year magnet program in digital storytelling.

Neighborhood restaurants and shopping along Randall Road
Downtown South Elgin doesn’t have a central shopping and dining district; restaurants and other local businesses are spread throughout the community. The west side of the river has Wee-Dee’s, a local fast-food restaurant that sells breakfast, lunch and dinner, plus a bike store, tattoo parlor and antique shop. The east side of the river has Blue Raptor Tap House, which sources rotating craft beers from breweries throughout the Chicago area; Millie’s Corner Tap, a cozy bar with cheap beer and pizza; and Wise Guys Pizzeria, which serves family-style pizza and pasta. The nearest grocery store is Butera Market, a supermarket with a deli and bakery, a mile west. Additional shopping is available 3 miles west along Randall Road. “The Randall Road corridor is where there’s been lots of new shopping and restaurants,” Wisdom says. Its intersection with Bowes Road has a Walmart, Sam’s Club and Meijer, and its intersection with McDonald and Stearns has a Best Buy, Kohl’s and Jewel-Osco.

Car dependency and the Pace Suburban Bus
Downtown South Elgin is a car-dependent neighborhood 39 miles west of Chicago. “South Elgin is pretty spread out, so you need a vehicle to get around,” Wisdom says. The Pace Suburban Bus runs down Route 31, and residents over 65 can use the Ride-in-Kane program to get to medical appointments and work. South Elgin is 28 miles from O’Hare and 40 miles from Midway. The closest hospital is Ascension Saint Joseph, 5 miles north.
Residents can use the Pace bus system to get anywhere throughout Chicagoland.
