In the early 1800s, Revolutionary War veterans and their families settled in South Lebanon, at that time known as “Deerfield,” a small farming community beside the Little Miami River. Today, historic homes sit less than a mile from brand-new subdivisions and small-town church steeples; and the most residences are only a short drive from big-box retail options. It’s a city that’s seen plenty of change within the last five years, according to local Realtor Furkat Bazarov of eXp. “It was definitely a rural area—lots of cornfields. Now there’re stores like Kroger and new homes.” He also points to the public school system as a major appeal. “The city’s paid more and more attention to education,” he says. In 2024, voters elected to dedicate approximately $140 million towards the construction of a new Kings High School, a project slated for completion by 2027. More populous communities like Lebanon, Mason and Loveland are all within 10 miles of South Lebanon, and Cincinnati—a major center of employment—is approximately 30 miles away.

Early-20th-century bungalows and new subdivisions

South Lebanon’s oldest homes—many of which are bungalows and farmhouses with potential for rehab and renovations—date back to the early 1900s, and are found alongn streets like King Avenue and South Mary Ellen. Prospective buyers will also find mid-century ranch-style homes on compact lots as well as new subdivisions like Dogwood Trails and Aberlin Springs, advertised as Ohio’s only Agri-Community. While investment properties in the city can start under $100,000, the majority of homes fall between $200,000 and $650,000, with median values hovering around $370,000. The city’s largest estates, some of which span upwards of 6,500 square feet and sit on nearly an acre, can reach upwards of $1 million.

Kings Local School District and adult education at the Warren County Career Center

Kings Local School District, which earns an overall A grade from Niche, is ranked within the country’s top 8% of schools. There are three elementary options, an intermediate school for grades five and six, a junior high school for grades seven and eight, and one high school. The Little Miami School District, meanwhile, has an overall B-plus grade and features an early childhood center, a primary school and an elementary school for students in prekindergarten through Grade 5, as well as a middle and high school for older students. Adults can take part in programs at the Warren County Career Center, where courses can range from dental assisting, CPR, cosmetology, welding and more.

Recreation beside the Little Miami River

Outdoor recreation in South Lebanon is often centered around the Little Miami River. Oeders Park is home to waterfront walking trails and kayakers launch their crafts from Rogers Ball Park, where it’s also common to find fishermen along the banks. In September, residents gather here for the South Lebanon Car Show. Veterans Memorial Park has a playground, and a plaque at Deerfield Heritage Park honors the Village’s early days — i.e., when it was better known as “Deerfield” and home to Revolutionary War Veterans. Spanning nearly 80 miles across five counties, including Hamilton County, is the Little Miami Scenic Trail, popular with cyclists and joggers alike. The paved pathway offers views of the water and connects south Lebanon to surrounding cities like Morrow and Loveland. Residents of Aberlin Springs—a subdivision on the border of South Lebanon with a focus on sustainable living—can volunteer at the community’s farm.

Retail along Route 48

Shopping and dining in South Lebanon is mainly concentrated along U.S. State Route 48, which is lined with fast food restaurants. There are also big box retailers like Kohl’s, Target and Lowe’s here. For groceries, residents will find a Kroger farther south in Maineville. Chubby’s Pizza, family-owned on North Main, is a popular takeout option for families in South Lebanon, and it takes less than 15 minutes to drive the 6 miles north to Historic Downtown Lebanon, where Broadway is home to century-old storefronts, 'haunted' hotels (locals are keen to tell stories about the Golden Lamb) and small history museums.

Subdivision-scheduled events, festivals in Lebanon and Kings Island Amusement

It’s common for subdivisions within South Lebanon to schedule their own events—everything from block parties to “Trunk or Treats” around Halloween—but folks will often make the drive out of town to attend larger festivals or artisan markets in Lebanon, says Bazarov. There’s a popular Blues Festival in August, an Applefest in September and Christmastime means the annual Horse-Drawn Carriage Parade Downtown. For a week in July, families travel to the Warren County Fairgrounds for rides, beauty pageants and farmer expos; it’s been a Lebanon tradition for the past 170 years. Kings Island Amusement Park, which opened in the early 1970s, is 4 miles from South Lebanon in Mason, Ohio and families can enjoy the 15 roller coasters, themed festivals around the holiday season and even a scaled 314-foot model of the Eiffel Tower.

Proximity to Interstate 71 and crime data

The Cincinnati area is somewhat limited when it comes to public transportation. “I would say 99% of people use their personal cars,” says Bazarov, adding, “Overall, the public transportation isn’t really developed." Still, the proximity to Interstate 71 makes commuting into Queen City relatively simple and the 30-mile trip rarely exceeds 40 minutes. The Cincinnati Northern Kentucky International Airport, home to a dozen commercial airlines, is about 45 miles away also along I-71, although Interstate 275 offers an alternate route. Residents can also use I-71 to access medical care at facilities like Bethesda Medical Center, part of the larger TriHealth System. According to FBI data, South Lebanon is considered safer than 60% of United States cities. Residents have a 1 in 1339 chance of being impacted by violent crime and a 1 in 149 chance of being impacted by property crime.
