A slice of South Portland shores
The coastal community of Ferry Village rests along the Casco Bay shores of South Portland. After disembarking at the Aspasia or Sunset marinas, fishermen and sailors can reach their homes in quiet cul-de-sacs by foot. “The area has a residential feel with the convenience of commercial options in proximity, since it’s home to a Coast Guard base, multiple marinas, parks, restaurants and theatres,” says Re/Max Oceanside Broker/Owner Vicki Kennedy, who has 36 years of experience in southern Maine. Most of the big-box stores and chain spots are within a few miles, leaving Ferry Village with solely mom-and-pop shops and locally owned restaurants with crowds of regulars. The warm summers on the water and the snowy winters allow for a variety of seasonal outdoor recreation, as well. Ferry Village exudes a New England small-town atmosphere, from its community events and traditions to its historic lighthouse and natural beauty.
Beaches, boat launches and Bug Light
Kids can play at pocket parks, including the playground on School Street, the half basketball court at High Street Park and the Pine Street Little League Fields. Bug Light Park, located along the neighborhood’s northeast corner, sits within walking distance of most residences. The park is the northernmost point of the Greenbelt Walkway, an off-road walking, biking and running trail from Ferry Village to the town line of Scarborough. At the tip of the park is the Portland Breakwater Light, a small lighthouse designed to look like an ancient Greek monument, affectionately called “Bug Light.” The coast offers a host of opportunities for boating, with docks at Aspasia and Sunset marinas, as well as the member-only Centerboard Yacht Club. Those who want to relax on the shore can travel to the east side of South Portland to Willard Beach.

Lobster dinners on the bay, the local watering hole and Ferry Village Market
Residents can shop for groceries and household essentials at Hannaford or Shaw’s within 2 miles. The Ferry Village Market opened in 2020, providing convenience-store needs and hot meals, like sandwiches and pizza. For a large selection of retailers, the Maine Mall is located 6 miles west, while many independently owned businesses populate downtown Portland, about 4 miles away. A few restaurants operate throughout the neighborhood, including Saltwater Grille which has lobster rolls, seafood platters and seating that overlooks the bay. Evie’s Ferry Village Watering Hole is the spot around town for a drink, a game of pool and occasional live music. For a more relaxing atmosphere in the morning and early afternoon, Second Rodeo Coffee serves breakfast and some lunch items.

For a small neighborhood, Ferry Village presents plenty of live entertainment. Professionals put on contemporary performances at Mad Horse Theatre Company, where plays usually run for a month, and reservations are open six weeks before each production. The Lyric Music Theater hosts community productions, performed by volunteers. Lyric awards a scholarship for select applicants of all ages who wish to continue their education or career in the arts. Other establishments nearby also host events, including Evie’s Ferry Village Water Hole’s weekly soup cook-offs, trivia nights and game nights. For seasonal activities, residents can drive 1 mile to Mill Creek Park, where the city hosts a holiday tree lighting, during which participants can grab a hot cocoa and baked goods, get creative at the craft table or stargaze by telescope. The annual Art in the Park event each August showcases local work and runs a competition for cash prizes up to $1,000.
Clapboard homes on modest Ferry Village lots
A walk along Ferry Village’s wide, residential roads will reveal gardens enclosed by picket fences, basketball hoops in the driveway and boats and bikes parked in the grass. Properties in Ferry Village range from clapboard New Englanders and Gambrel homes to Cape Cods and ranch-style houses. Modern condos and apartments built within the last 20 years can also be found. Southern Maine currently has a low housing inventory due to high interest on mortgages, but new listings are expected to surface as interest rates drop. “As far as recent real estate values, you'll find condos under $500,000, but you're more likely to find property in the $700,000 to $900,000 range,” Kennedy says. Small, two-bedroom homes have sold for lower in the past few years, between $300,000 and $400,000.
South Porland Public Schools and the Waynflete School, just across the bridge
Children may attend some of the highest-rated schools in the South Portland Public Schools district, according to Niche. Students can begin their education at B-rated Dora L. Small Elementary. The new South Portland Middle School replaced the two former middle schools in 2023 and has yet to be scored. The new, sustainable campus features modern academic, art and STEM learning spaces. Kids can then advance to South Portland High, which scores a C-plus. Waynflete is a private prekindergarten through 12th grade option with an A-plus. The school sits under 4 miles away across the Casco Bay Bridge and is ranked No. 1 in the Best Private K-12 Schools category in Maine and in the top 15% in America, according to Niche.
Transportation options in and out of South Portland
The City of South Portland operates a bus service throughout the area, with stops conveniently located within the neighborhood. Drivers can take Broadway toward Interstate 295, and Maine State Route 77 leads into downtown Portland. About 5 miles away, commuters can hop on the Downeaster Amtrak train, which makes round trips every day between Boston, Brunswick and Portland. Nine airlines operate out of Portland International Jetport, about 7 miles away.
