Located just across the Rio Grande from downtown Albuquerque, suburban Near South Valley is known for its spacious yards, local restaurants and easy commute. “The best part about living here is it’s pretty quiet,” says Daniel Kennedy, a lifelong Albuquerque resident and associate broker with Re/Max Exclusive. “You don’t have the busy city streets and the cars coming by.” A variety of restaurants are located within the neighborhood, and residents here enjoy access to the Bosque, the cottonwood forest surrounding the Rio Grande that’s known for its hiking and biking trails. Nearby houses of worship include San José Parish Catholic Church, Holy Family Catholic Church and Chua Giac Hoa Buddhist Temple.

Pueblo and new traditional ranch-style homes
Near South Valley’s ranch-style homes were built from the 1930s to the 2020s and sit along tree-lined streets. Yards are often xeriscaped to preserve water and surrounded by chain-link or picket fences. “The area’s not so expensive compared to other places in Albuquerque,” Kennedy says, noting that yards here are larger than other neighborhoods with similar prices. “I see a lot of first-time homebuyers here.” Midcentury ranch-style homes typically have Pueblo Revival influences and can start at $179,000 for a two-bedroom, while a three-bedroom on 3 acres can cost $670,000. Buyers can also find fixer-uppers here; a two-bedroom can start at $100,000, while a four-bedroom can cost $200,000.
Homes built after the 1990s have new traditional details like cross-gabled roofs and attached garages, but stucco walls and tiled roofs maintain a New Mexican flair; a 1990s three-bedroom ranch-style with under 1,300 square feet can start at $255,000, while an early 2000s Spanish-influenced home with over 4,000 square feet can cost $760,000.

Across the Rio Grande from downtown
Interstate 25 borders the neighborhood in the east. Downtown Albuquerque is just across the Rio Grande, and residents can cross the river on Avenida Dolores Huerta or Central Avenue. “It’s not a far drive at all,” Kennedy says of the trip downtown. “It’s probably 10 minutes, and that’s with traffic.” The Rio Metro, a regional train that connects Santa Fe and Belen, stops at the Bernalillo County Station in the neighborhood’s east, and the ABQ Ride bus makes several stops throughout the neighborhood. Bike lanes and sidewalks make the area friendly for cyclists and pedestrians. Lovelace Medical Center is 5 miles northeast, and Albuquerque International Sunport Airport is a 6-mile trip.

Oaxacan cuisine at La Guelaguetza
La Guelaguetza is a family-owned Oaxacan restaurant that opened here in 2019 and is known for their birria and mole dishes; the five brothers who own the restaurant were nominated for a James Beard Award in 2022. Located behind a liquor store, the Monte Carlo Steak House may seem like an unusual choice for a night out, but this dive bar with wood paneling and retro décor was featured on Food Network’s “Diners, Drive-ins and Dives” for its prime rib, porterhouse steaks and baked potatoes. El Paisa Taqueria is a casual walk-up taco counter that’s locally beloved for its carne asada tacos and burritos. Walmart is in the neighborhood’s southwest, and grocery options include Albertsons Market and El Super.

Learn about wildlife at ABQ BioPark
The Rio Grande passes through the neighborhood’s center, and residents can explore trails along the Bosque, the cottonwood forest that surrounds the river. The ABQ BioPark on the river’s east side has more ways to get outdoors and learn about the city’s wildlife. In the park, anglers can cast a line at Tingley Beach, which is stocked with rainbow trout and channel catfish, or wander the ABQ BioPark Zoo. Marine Corps JROTC at Rio Grande High
Local kids can start school at Armijo Elementary, which earns a C from Niche, then attend the C-minus-rated Ernie Pyle Middle. Students here can also join the Marine Corps JROTC, where they can take leadership courses, join the drill team and compete in marksmanship competitions. The annual Albuquerque Folk Festival
The National Hispanic Cultural Center, just across the Rio Grande, hosts regular free events for the public, including art classes, film screenings and genealogy workshops.
