A registered historic district since 2011
Once home to a prominent textile mill, Beaumont Village still maintains the look and feel of when it was established over a century ago, and that's by design. Starting in 2002, the locally organized Beaumont Village Association began working closely with community members and the city of Spartanburg to designate the area as a historic district, which was finally granted nine years later. Though the designation has helped the village circumvent commercialization, locals express mixed opinions about historic zoning laws. Some would rather do what they like with their place, without having to contact a panel. About half the population of Beaumont Village rents, but some of its longest residents have lived here for decades with memories flooding back to the '40s mill days. Locals live within a quarter mile of seven train tracks and say the sounds travel through night and day — so much so they get used to it.

Walking to Woffard College
The village's 19th and 20th-century homes settle on petite lots with small setbacks from the street. "There are still some houses that probably have not been maintained well, but others are on their way to being completely redone," says Spartanburg Realtor Michelle Manion, of Keller Williams Realty. The neighborhood's early mill cottages mix with American Foursquares, Colonials with additional wings and farmhouse-styles with bay windows. "I think it would be a good place for an investor, or for someone who's raising a student that goes to some of the colleges because you can almost walk to them," Manion says, referring to Woffard College, under 2 miles west, and Converse University, less than a mile south. Locals who worship on Sundays can walk along the weathered sidewalks to corner churches, as there are two in the area, including New Hope Christian Church on North Liberty Street. "Prices range anywhere from $100,000 to $165,000, so it's a great investment opportunity or could be a good option for first-time buyers," says Francie Little, a Realtor with Coldwell Banker Caine. A few outlying homes have climbed to the $180,000s — a price point fetching fresh interior updates. The Cap Index score in Beaumont Village is 7 out of 10 for crime overall, with burglary and larceny representing the highest categories. The Spartanburg Police Department has created robust programming designed to tamp down on crime, including neighborhood watch initiatives.

Biking along the Daniel Morgan Trail System
Being close to downtown Spartanburg has its perks. The city is currently experiencing revitalization — bringing in a new baseball stadium, restaurants, businesses and expanding its trails. A new segment of the Daniel Morgan Trail System (known locally as "The Dan") connects in Beaumont at Adams Park and crosses over Lawsons Fork Creek, eventually connecting to the Upper Drayton Trail, offering stunning views of the nature surrounding the waterway. A yet-to-be-named children's playground — run by the city and sponsored by a nonprofit — was recently built on Beaumont Street.

Lunch at Converse Deli
For shopping, some locals choose neighboring Hillcrest for its Aldis and Publix. For more options, Beaumont Village is less than a mile west of Drayton Mills, a repurposed textile mill with a fitness center, salon and a selection of local restaurants, including Pi-Squared Pizza. On the way to Drayton Mills, locals can stop by Pig Out BBQ for fall-off-the-bone ribs and peach cobbler. Just southeast, there's North Pine Street, which has its own conveniences, from solitary chains like CVS to the Pinewood Shopping Center, where there's a Big Lots.
