Ranch-style and split-level homes stretch across half-acre lots. Homeowners tend to their grassy, spacious yards shaded by densely wooded areas. Most offer easy access and security through carports and concrete driveways. The price point here is competitive, ranging from $200,000 to the mid-300s usually, which Nicholls says “are more affordable per square foot because they are older. It’s affordable enough to put your own touches on it and still gain equity.” Woodland Heights is a community where people are putting down roots. Nicholls says, “Clients stay 10 to 20 years. It’s very neighborly. Residents all use the NextDoor app to communicate, and all seem to know each other by name.”

Route 29
Part of the appeal of moving to Woodland Heights is the ability to quickly reach retail and dining hubs along U.S. Route 29, and Interstate 585 is only a few miles away as well.

Shopping options in the area include WestGate Mall and The Dorman Centre among others. Hunt for the latest bargain at stores like T.J. Maxx, Ross or JCPenney. The stores are surrounded by a host of chain restaurants and fast-food options. Sit down for a meal at Texas Roadhouse or pick up a quick sandwich to go from Jason’s Deli. Residents usually head to Walmart or Costco for groceries.

Nearby Spartanburg County schools
Woodland Heights Elementary School has a B-minus overall Niche grade and sits within the neighborhood making it easy for students to walk or bike to class. Getting to R.P. Dawkins Middle School is a little further away, and Dorman High School is 8 miles south, both with A-minus Niche grades. Whatever a student’s interests may be, both the middle and high schools offer a range of athletics and clubs, including a songwriting club and cooking club known as the ‘grub club.’ Nicholls says, “People have also moved here so their children can attend the South Carolina School for the Deaf and the Blind. Parents wanted to make sure their child had the best care possible, so they moved into the neighborhood for the convenience of being near that school.” It has been serving students who are deaf and blind for centuries, offering a range of sign language courses, fine arts programs and braille comprehension.
Dorman High School features a Fine Arts Center for its students near Woodland Heights.
Many students attend the Woodland Heights Elementary school in the area.

Spend the day outdoors
Less than five minutes away is the oasis of Hatcher Garden and Woodland Preserve. The 13-acre space is filled with more than 80 species of conifers – pines, spruces, firs, junipers and more. Parents can take their children to Stewart Park, which has a splash pad and playground.
Hatcher Garden is a beautiful spot to visit right outside the Woodland Height neighborhood.
Children enjoy playing at the Airport Park right outside of Woodland Heights.
