A mix of suburbia and industry in the East Valley

Mirabeau is a residential community surrounded by industrial businesses. In the north, Trent Avenue has a concrete manufacturer and an auto repair yard; in the south, Montgomery Drive has fabrication and recycling facilities. The Kaiser Aluminum plant, an employment base that grew during World War II, is just east. The Inland Empire Paper Company, established in the 1910s, is just west. “People are more transitory here. They probably work an industrial job, and they’re coming and going from the house,” says Mike Bass. He’s a managing broker with Century 21, a Realtor since 2002 and a lifelong resident of Spokane. “It’s especially popular with young people who want close proximity to transit, medical centers and recreation.” Bass says the area’s “claim to fame” is access to Interstate 90, which runs along the south side.

Ranch-style, split-level and manufactured homes, Spokane River views

Homes in Mirabeau were built any time between the 1930s and 2020s, so they’re difficult to categorize. A brick ranch-style home can be on the same street as a siding split-level home, built two decades later. Prices start at $285,000 for a small property that needs some renovations. They reach $545,000 for a bigger, move-in-ready home. Most of these single-family homes are west of Pines Road, north of industrial businesses on Montgomery Drive. Northermost homes are likely new construction, and they might have views of the Spokane River. Manufactured homes are typically on the south side, ranging from $25,000 to $240,000. Some of these properties are in a 55-and-up community called Sonrise, and others are in a gated community called Pinecroft. Apartments are near these manufactured homes, clustered along Pines Road. Overall, the neighborhood’s CAP Index Crime Score is 7 out of 10, higher than the national average of 4.

Access to Trent Avenue, Pines Road and Interstate 90

As with most older neighborhoods in the Valley, sidewalks are rare. Most people drive around Mirabeau and the city as a whole. Trent Avenue is along the neighborhood’s north side, and it runs parallel with a rail line. Freight trains use this route several times per day, and noise is noticeable throughout the area. Connected to these tracks and Trent Avenue, Pines Road goes through the middle of the neighborhood. It leads south to Interstate 90, which goes 10 miles west to downtown Spokane. Spokane Transit Authority operates buses through Mirabeau, and Route 32 connects west to major lines. Mirabeau Transit Center, where Route 32 starts, started renovations in July 2024, and it’s expected to be completed in 2025. The expanded facility will have more capacity for buses and parking space for riders.

Neighborhood spots on Trent Avenue, shopping at Spokane Valley Mall

Trent Avenue is considered Spokane’s industrial area, but the segment closest to Mirabeau has some neighborhood restaurants. Hangry’s, a local chain, has their Valley location here; they specialize in homestyle breakfast and gourmet burgers. Stormin’ Norman’s Shipfaced Saloon is down the street for an aquatic-themed dive bar, its ceiling painted with whales and sharks. “Everybody knows each other here, and we have people that come in every day,” says Rylee Rose, the restaurant’s bartender and social media manager. “We’re known for our meaty spaghetti, crispy bone-in wings and big French dip.” The bar also has 101 different shot combinations. If patrons manage to drink them all — across multiple visits, Rose says — they get a Norman’s-themed jacket. Odessa European Foods & Deli is also in this area for specialty products, and Safeway and Yoke’s Fresh Market are about 2 miles west on Trent. On the southeast side of Mirabeau, the Spokane Valley Mall has department stores such as Macy’s and JCPenney, and people from across the city shop here. Twigs Bistro and Azteca are popular restaurant picks in this complex, but chain options are also available.

Mirabeau Point Park has everything from climbing to kayaking

Mirabeau Point Park is the neighborhood’s center for recreation. With roughly 55 acres, this space transitions from a flat field to a hilly hiking area. Trails lead south to a waterfall at Mirabeau Springs, and rock climbing walls are nearby with over 10 trad and sport routes. This park is right next to the Spokane River, too, so kayaking and fishing are also common activities. The Centennial Trail follows this river for about 65 miles, connecting northwest Spokane and Lake Couer d’Alene, Idaho. Also next to Mirabeau Point Park, the Spokane Valley YMCA has a 50,000-square-foot facility with an aquatic center, skate park and gymnasium. Plante’s Ferry Sports Complex is just upriver with 5 baseball fields and 13 soccer fields, and bigger conservation areas are a short drive north.

Valleyfest: party in the park

Valleyfest has been a Spokane Valley tradition since the 1990s. This weekend festival, held in September, fills Mirabeau Point Park with vendors, food and music, and it’s run by community volunteers. The Hearts of Gold Parade kicks off the event on Friday night, as floats and clowns cruise down Sprague Avenue.

A short drive to East Valley Schools

Most students attend Trent Elementary on the neighborhood’s west side. This school gets a C from Niche. A half mile east, East Valley Middle and East Valley High are across the street from one another, and they both score a B-minus. East Valley High had its first annual Block Party event in September 2024. Students were able to eat barbecue, listen to live music and learn about the school’s clubs.
