Maple-High Six Corners was born from distinct Springfield enclaves

Two Springfield communities were mashed together to form the neighborhood, and the name, Maple-High Six Corners. In the 1800s, wealthy families built spacious single-family homes on the west side, where Maple Street intersects with High Street. Around the same time, mills and factories employed the working-class residents of the east end, where streets come together to form the Six Corners intersection. Today, it’s a unified neighborhood just outside of downtown Springfield, but this history creates two distinct housing markets. Throughout the neighborhood — and across Springfield — home prices tend to be lower than in the fellow Massachusetts cities of Worcester and Boston. “The median home price in Springfield is substantially lower than other nearby towns and cities, and it is a huge improvement for out-of-area buyers coming from other metropolitan areas,” says Erica Swallow, co-lead of the Turnberg Swallow Team at Coldwell Banker Realty and president of the Springfield Preservation Trust Board of Directors.

Pine Street historically divides the housing market

Some Queen Anne and Italianate mansions still stand west of Pine Street, along with more modest wood-framed Victorians. Recent sales vary from $265,000 to $320,000. There’s also a condo complex on the west side, with units selling between $90,000 and $135,000. The mill workers who historically resided east of Pine Street lived in smaller houses and multifamily homes common there today. Single-family prices range from $200,000 to $300,000, with multifamily homes between $250,000 and $410,000. Eighty percent of residents, often from multifamily homes converted to rentals.The city classifies several streets on this side as Local Historic Districts. Springfield’s Historical Commission must approve exterior changes to houses in those districts. “[A homeowner] would have to come before the commission and show photos from the past,” says Erica Swallow, co-lead of the Turnberg Swallow Team at Coldwell Banker Realty and president of the Springfield Preservation Trust Board of Directors. Renovations must stay in line with how the house looked in historical photographs, Swallow says.The CAP Index Crime Score is 9 out of 10, much higher than the national average of 4. In addition, several violent crime categories score even higher.

Taking classes at Springfield Public Schools

Kindergartners through fifth graders can attend Milton Bradley School, named for the board game maker who once manufactured games in Springfield. Students can advance to The Academy at Kiley Middle School; both schools get C-minus grades from Niche. The Academy at Kiley is part of the Springfield Empowerment Zone, a district initiative that gives certain schools more flexibility with policies and methods. As a result, The Academy at Kiley operates with longer school days and offers teachers more professional development. Meanwhile, Central High School scores a B-minus.

Green spaces include Johnny Appleseed Park, historic cemetery

Playgrounds, a basketball court and a soccer field draw people to Ruth Elizabeth Park, with a splash pad open from early July to mid-August. Residents of the south end live closer to the playground and basketball court at Johnny Appleseed Park. Springfield Cemetery, dedicated in 1841, covers much of the west side. Springfield Preservation Trust occasionally takes people on tours of the cemetery, highlighting the stories of early Springfield residents, some of whom lived through the Revolutionary War, buried there.

One Stop Plaza anchors small retail scene

One Stop Plaza strip mall houses several of the neighborhood’s few businesses. Chicharron serves Dominican and Spanish food, and Reydi Market carries a small selection of groceries. More restaurants and convenience stores line Walnut Street, with Family Dollar a couple of blocks off the street. Plaza Super Market is less than a mile north of the neighborhood. Across State Street, the Springfield Museums complex hosts five individual museums. They contain exhibits on art, history and science, with The Amazing World of Dr. Seuss Museum highlighting the life and works of the children’s book author, born Theodor Geisel. Geisel grew up in Springfield, and Mulberry Street, which inspired Geisel’s book “And to Think That I Saw It on Mulberry Street,” runs through Maple-High Six Corners.

Access to highways running through New England

Pioneer Valley Transit Authority buses stop in the neighborhood, taking riders downtown. Several highways and interstates, including the Massachusetts Turnpike, pass through the area. They connect to Worcester, Boston and Hartford.
