A historic district near downtown Springfield
Walnut Street, just east of downtown, dates back to the years immediately after the Civil War and was the city's first residential enclave listed as a National Historic District. Its architecture and its leafy residential blocks connect with the neighborhood's modern-day arts scene with events such as Artsfest, which has been going strong for more than 40 years. The historic street, for which the neighborhood is named, passes near Missouri State University on the way to downtown, so people are always out and about in this predominantly residential community. “That’s something pleasant about living on Walnut Street — sitting on your front porch watching pedestrians walk by,” says Laurel Bryant, Realtor at Murney Associates. “Front-porch living is more conducive to being friendly and connected with your neighbors.”

Stately homes date as far back as the 1870s
Dating from the 1870s through the early 1900s, Walnut Street’s historic houses come in a range of styles, including Queen Anne, Tudor, American Foursquare and Colonial Revival. Well-preserved brick sidewalks, carriage houses and stained-glass windows maintain the city’s architectural past. Walnut Street also has some mid-century bungalows and ranch-style homes with front porches. Homes are anywhere from 800 to 6,000 square feet and sit on quarter- to one-acre lots. Prices fall between $150,000 and $350,000 for two- and three-bedroom properties. Larger four- to-six-bedroom historic homes can run anywhere from $400,000 to $1 million. Though no restrictions are in place for homeowners wishing to make contemporary updates to historic homes, federal tax credits are only available for those who follow preservation guidelines.
One Parkway Place, a 15-story condominium building, is right next to downtown on the west side of Walnut Street, featuring a community pool and fitness center. It includes 100 one- to four-bedroom units with 1,450 to 3,000 square of living space. They sell for around $115,000 to $375,000. Homeowners Association fees are $715 to $865 a month.

Crowds fill Walnut Street for Artsfest and Cider Days
Walnut Street residents walk toward the west side of the neighborhood to enjoy two of Springfield’s most popular festivals. More than 100 painters, photographers, dancers, musicians and other artists take over the street at Artsfest in May, a tradition that began in 1980 and moved to Walnut Street in 1990. Artists return in September for Cider Days, a tradition since 1997 with performances, food, and apple cider. Both Artsfest and Cider Days pack the street with about 20,000 attendees.
Local businesses set up shop in historic homes
Most restaurants are on the west side of the neighborhood, closer to downtown. Gilardi’s, a fine-dining Italian restaurant, uses local ingredients and grows food onsite. The restaurant’s building, Grey Gables Event Center, is set up in an 1800s Victorian home, staying true to the neighborhood’s historic identity. Rama Thai Café also occupies a historic home in a setting complete with a fireplace, chandeliers and a patio. Tie and Timber Beer Co. has a more modern building with an outdoor hangout space. Pagination Bookshop takes visitors into yet another historic home featuring books from local authors. Price Cutter is a Midwest-based grocery chain with a store in the neighborhood. There are dozens of big box retailers about 4 miles south of Glenstone Avenue. Shoppers and diners can also explore the many stores and restaurants that downtown has to offer.
