Community rooted in lumber on McKenzie River’s banks
North Springfield’s farmlands and industrial complexes line McKenzie River's banks and overlook the Cascade Range's peaks. Since the mid-1800s, lumber has been the area’s leading industry, with factories located along the railroad tracks. The neighborhood’s southern portion is a mix of midcentury standalone homes and 21st-century subdivisions.
Homes from ranch-style to riverside Craftsman
Ranch-style homes were built in the 1950s through the 1980s. Depending on the property size, prices range between $330,000 and $810,000. New traditional homes began lining subdivisions at the turn of the 21st century and are listed between $400,000 and $640,000. Many Craftsman homes were custom-built in the 2010s around the riverfront. These properties range from $800,000 to $1.1 million. Additionally, homeowners who live close to the water may need to check their addresses against the city’s floodplain maps for approvals to build structures on properties, like sheds.
A new development is on the edge of North Springfield with beautiful new two-story homes.

Big box, local cafes and Springfield’s downtown
An Albertsons anchors Mohawk Marketplace’s strip mall, which houses various restaurants, including Crema & Bloom, a local café and flower shop. Nearby, Kirin City serves Mandarin cuisine. “Many restaurants that are successful in the Eugene area have opened second locations in downtown Springfield, and a lot of people from Eugene are coming on a night out to walk around the little strip of downtown that’s about two city blocks. It’s become a boutique part, like a little niche off Eugene,” says Katie Juth, a Windermere Real Estate Lane County broker with over five years of experience. “Public House is a taphouse restaurant converted from a grand, old church. If you look up, there’s a huge organ and food trucks within it and out back. There are food stands built in and a whiskey lab where they do custom drinks.” During the day, Public House’s basement is used as a coworking space and meeting venue. Events, including trivia nights and performances, are held in the evenings throughout the week. Big box stores, including Walmart and Wilco Farm Store, are located off Olympic Street.
Albertsons is the biggest and closest grocery store to most homes in North Springfield.

Simpsons and Springfield Block Party
Springfield’s most popular event is the block party held downtown the Friday following Labor Day. Live music echoes through Main Street, where games and activities are set up, including an obstacle course and face painting. Part of the event includes photo opportunities with characters from “The Simpsons” as a tribute to the town’s role in inspiring the show’s community.
Cruising along McKenzie River and EWEB Path
Harvest Landing’s 22 acres extend across the south bank of the McKenzie River, and includes a viewpoint and boat ramp. EWEB Path reaches almost 3 miles from the Pioneer Parkway trailhead, in the west, to 35th Street, in the east. This designated, paved path connects the community with Page and Arrow parks. Page Park has two tennis courts, a baseball field and open space. Arrow Park is the newer addition to the neighborhood and includes a neon playground within eyesight of covered picnic tables, as well as multiuse path loops around the playground, a basketball court with adjustable hoops and a bike skills course with ramps and obstacles. On the neighborhood’s east side, at Hayden Bridge County Boat Landing, there is a boat launch and tubers can be seen floating by.
The play structure at Arrow Park is a North Springfield favorite.

LTD bus riding, biking and highway travel
Lane Transit District (LTD) bus stops line local thoroughfares, including north- and south-bound 19th Street, and the west- and east-bound lanes of Hayden Bridge Road, Marcola Road and Q Street, which also has a designated bike lane. Pioneer Parkway has a separate bus lane and runs along the neighborhood’s west side, connecting the community with major employers outside the lumber industry, including the University of Oregon, in Eugene, and Sacred Heart Medical Center RiverBend, in Springfield. Oregon Route 126—or Highway 126—leads west to Eugene, around 6 miles. Interstate 5 is close by, running north to Salem in about 65 miles. Eugene Airport (EUG) provides direct regional flights throughout the West Coast and as far east as the Dallas Fort Worth International Airport.

The GreatSchools Rating helps parents compare schools within a state based on a variety of school quality indicators and provides a helpful picture of how effectively each school serves all of its students. Ratings are on a scale of 1 (below average) to 10 (above average) and can include test scores, college readiness, academic progress, advanced courses, equity, discipline and attendance data. We also advise parents to visit schools, consider other information on school performance and programs, and consider family needs as part of the school selection process.
