From Fairfax County farmland to diverse Beltway suburb

Located 13 miles southwest of Washington, D.C., in Fairfax County, Springfield remained rural until 1946, when the area was subdivided for suburban development. Today, though it’s a modern community with significant retail districts like Springfield Town Center, most homes are still shaded by the area’s original trees, giving Springfield a verdant curb appeal. According to the census, Springfield’s population grew from 30,484 in 2010 to 31,339 in 2020. The National Geospatial-Intelligence Agency headquarters is in Springfield, and around 8,500 government workers and contractors work there, while several data centers and business parks are less than a mile south in Newington. “People commute everywhere around here,” says Cindy Reynolds, a Northern Virginia local and Realtor with Century 21 New Millennium. “Some drive as far out as Loudoun County or D.C. for work.” The community is also bordered by the bustling Interstate 95 Expressway to the east, which runs straight through D.C., so federal employees have convenient commutes to the nation’s capital. These employment opportunities draw workers from all over the world, resulting in a diverse, multicultural town with a wide variety of international food stores, restaurants and cultural events for all to enjoy.

Postwar homes and brick townhouses line Springfield's streets

Springfield's homes range from $610,000 to over $1.3 million, varying by the age of the development and the square footage; the median single-family home price is $765,000. Like much of Northern Virginia and the Washington metro area, Springfield has an extremely fast-paced housing market. Houses here sell after just 13 days on the market on average, much quicker than the national average of 41 days on the market. “Springfield’s price point is pretty high, so it’s not really big for first-time homebuyers,” Reynolds says. Springfield’s townhouses often run from $600,000 to $800,000 and feature brick siding and anywhere from two to four bedrooms. Single-family homes were built after World War II, and come in brick rambler and Cape Cod styles, while million-dollar Craftsman estates built in the last 10 years are also available. Crime statistics specific to Springfield are not readily available, but according to the Fairfax County Police Department’s annual report, the county saw increases in violent and property crime in 2023. However, according to FBI statistics, Fairfax County’s rates of violent and property crime remain below national figures, and a 2023 survey from the Major Cities Chiefs Association ranks Fairfax County as the safest jurisdiction of its size in the country.

Fairfax County Public Schools is the public school district serving Springfield. It receives an A rating from Niche and is ranked as the second-best school district for athletes in Virginia. Springfield Town Center a hub for shopping and dining

Formerly known as Springfield Mall, Springfield Town Center opened in the 1970s and brought high-end stores and a variety of restaurants to the area. Today, people in Northern Virginia travel frequently to Springfield to enjoy the massive hub of entertainment, shopping and dining. Locals fish or canoe at Lake Accotink

Franconia Park includes baseball, softball and soccer fields where local rec leagues compete. Located between two residential neighborhoods, Springfield Forest Park has a gated playground, a tennis court and a wood-mulched picnic area, while Hidden Pond Nature Center offers guided hikes, science exhibits and hands-on activities that introduce visitors to native animals, plants and rocks in the area. In North Springfield, folks can explore Lake Accotink Park, a nearly 500-acre forest with a 4-mile biking and hiking trail, a canoe dock and a fishing lake for anglers to catch largemouth bass and bluegill. Golfers can enjoy the Springfield Golf & Country Club in West Springfield. There’s also the Fairfax Sportsplex, an indoor sports facility and recreation center that's popular for playing soccer during winter months when it’s too cold to play outdoors.

BlossomFest and the Feastival are in town

Springfield has a temperate climate with four distinct seasons and notably humid Virginia summers. Its recurring events bring the community together and offer opportunities to enjoy the outdoors throughout the year. Springfield Town Center holds an annual cherry blossom festival called BlossomFest to celebrate the start of spring in Virginia. This free, family-friendly event features local artisans and exhibitors, as well as live music and kids’ activities. Another recurring event at Springfield Town Center is the Taste of Springfield Festival. Lovingly nicknamed the "Feastival," this event highlights Springfield’s reputation as a local destination for multicultural cuisines. Free to enter, it offers $1 tasting tickets, free samples and full menu items available for purchase.

Many commuters take "slug lines" into D.C.

Springfield is near the interchange connection of Interstates 95, 395 and 495, locally nicknamed “The Mixing Bowl." This gives Springfield residents convenient access to major regional highways, though their proximity does cause some neighborhoods, especially those near the Mixing Bowl, to have higher noise levels. Springfield is a hub for a unique D.C.-area commute method called slugging, a form of mutual carpooling with strangers. Commuters drive into designated "slug lines" to pick up passengers so they can access High Occupancy Vehicle lanes on the highways toward Washington. Passengers get a free lift into town, while sluggers save time in the express lanes. Commuters can also head to the Franconia-Springfield Metro Station, a stop for Blue Line trains into the nation’s capital. Alternatives to the Metro include the Fairfax Connector and the Washington Metro Area Transit Authority bus systems. To travel farther out of Springfield, Greyhound, OmniRide and BestBus routes offer inter-city options. Ronald Reagan Washington National Airport is 12 miles northeast of Springfield and features domestic and international flights.

The future for Springfield

The Planning and Development Community Revitalization team in Fairfax County is working to expand Springfield Town Center. Currently, it's accessible by Metrorail at the adjacent Franconia-Springfield Metro Station, and the team aims to extend the surrounding walkable areas. There are also plans to build a high-density development in the district, including a walkable urban village and retail and office spaces. Also in the works is an expansion of the Springfield CBC Commuter Parking Garage, expected to be completed in 2024. Site improvements planned for the nearly 3-acre site include a carpool waiting area for sluggers, a pedestrian bridge crossing a busy road to improve walkability, and community event spaces on the ground and rooftop levels.
