A quiet suburban village in Sanford
Situated in southern Maine’s York County, Springvale is a small village in Sanford offering a more laidback suburban atmosphere. “It’s a little more rural than the rest of Sanford,” says Kelli Genest, broker/owner at Lakes Region Realty, who has served the area for 11 years. Bisected by the Mousam River, Springvale offers 19th-century New England homes situated on walkable central streets. Community events and local restaurants can be found along Main Street, and residents can head to downtown Sanford for further amenities.

Grab breakfast from Mel's Raspberry Patch
“It’s a quaint area that has a few restaurants,” Genest says. On Main Street, residents can find classic pub dishes, like burgers, mac and cheese and brews, at Springvale Publick House. For breakfast, there’s Mel’s Raspberry Patch, which serves pancakes and scrambled eggs. There are a couple of local businesses in Springvale, but residents can keep walking down Main Street to Sanford for more options, like the preowned bookstore Books Revisited, a volunteer-operated shop that donates all income to the York County Shelter Programs. Regional supermarket Hannaford stocks groceries and household essentials, but residents drive 14 miles northeast to Biddeford for retail options like Target and T.J. Maxx.

Gather for summer afternoon concerts on the Springvale Public Library patio
Springvale benefits from its proximity to Sanford for larger seasonal events, like the December Holly Daze Parade and Tree Lighting. On summer Friday afternoons, live music fills the Springvale Public Library’s patio as part of the Sanford/Springvale summer concert series. The community regularly gathers at the library for recurring events like children’s story times, mindfulness classes and monthly crafts throughout the year.
Cape Cods and Foursquares clustered along Main Street
Gridded residential streets are clustered around Main Street, though those seeking more space will find properties on forested rural roads in the northern part of the neighborhood. Homes on central streets have smaller lots framed by shrubbery, while country roads have large fields and dense woods. Closer to Main Street, there are mid-20th century bungalows and Cape Cods priced around $350,000. Colonial Revivals and American Foursquares from the early-to-mid 1900s usually cost between $400,000 and $550,000.
