Historic Staten Island neighborhood with modestly priced homes

Situated between the slopes of Todt Hill and New York Bay-facing Ocean Breeze Park, Dongan Hills is a historic Staten Island neighborhood with modestly priced homes, tons of green space, ample shopping and reliable transportation links. This mostly residential area was among the first to be settled in the borough. Built in 1663 by Dutch colonialists, the Billiou-Stillwell-Perine House is one of the oldest surviving structures in the city. The neighborhood takes its name from Thomas Dongan, the first governor of New York Province after England acquired it from the Netherlands in 1682. However, it wasn’t till the completion of the Verrazzano-Narrows Bridge in the early 1960s that Dongan Hills fully came into its own as an urban residential neighborhood. “Most homes were constructed between the 1950s and 1990s," says Joe Tirone, a broker with Compass and local expert. “Though they are modestly priced compared to nearby areas, they tend to get more expensive further inland and closer to Todt Hill.”

Quick road links to the rest of New York City and New Jersey

The Verrazzano-Narrows remains a vital link for much of Staten Island. Dongan Hills residents can get to the rest of New York City via Interstate 278 and the bridge in under 30 minutes. The highway also connects to New Jersey and points west, north and south. The Staten Island Rail Road (SIR) has a dedicated station in the neighborhood, connecting directly to the Staten Island Ferry in St. George. The overall commute to Lower Manhattan takes under an hour. The SIM1C express bus routes through Brooklyn and reaches that destination in a similar amount of time.

Public schools with a focus on college-level courses

Students Pre-K to Grade 5 can attend P.S. 11 Thomas Dongan School, which maintains a B-plus score from Niche. They can continue on to I.S. 2 George L. Egbert Middle School and Susan E. Hyland Boulevard and Richmond Road shopping

Dongan Hill is bisected by two commercial arteries. While Hyland Boulevard has essential service businesses like banks and car dealerships, it also has owner-run eateries such as Italian mainstay Campania’s and Royal Crown Bakery. 110 acres of wetland preserve and pristine beaches

Dongan Hills is surrounded by green spaces like the 110-acre Ocean Breeze Park that abuts Lower Bay-facing South Beach. This expansive preserve has grasslands, shrub forests and up-to-date track and field facilities. Franklin D. Roosevelt boardwalk extends 2.5 miles along the shore from Midland Beach to Ocean Breeze Fishing Pier. Other parks include Last Chance Pond, a plot of land spared from development and MacArthur baseball field. Richmond Country Club, one of the oldest members-only venues of its kind in the United States, includes a private golf club, tennis courts; an Olympic-size swimming pool, a restaurant and ballroom.
