Huguenot is the only neighborhood on Staten Island that touches both the north and south shores, and its narrow shape puts a variety of structural and natural amenities within easy reach. “There are definitely some strip malls that are within walking distance to a lot of homes,” says Kerry DeBellis, a native Staten Islander with 24 years of real estate experience. The south side has a nature preserve and luxury homes near the Atlantic Ocean, and the north side has housing options for nearly every budget. According to DeBellis, that versatility is a big draw. “You can have a townhouse for $450,000 and a big colonial for $1.5 million, so it’s very diverse in terms of the types of homes.”

Mansions and colonials on the water, plus townhouses galore

In Huguenot, home prices are generally lower the farther properties are from the water, and limited new development keeps houses in demand. “There may be a few spots of new construction,” DeBellis says, "but it’s not common on Staten Island anymore because we ran out of land.” Townhouse developments on the north side have vinyl-sided units starting around $350,000, and three-story units for up to $600,000. Also north of the Korean War Veterans Expressway, semi-detached single-family homes are priced from $550,00 to $725,000, and modest Cape Cods start around $650,000. Colonials can go from $725,000 to $1.6 million, depending on size and age, and extra-wide raised ranches can fetch $950,000. Multifamily home prices range from $750,000 for semi-detached brick buildings to $1.3 million for new-construction properties. On the southern end, waterfront house prices start around $1 million and go up to $3 million for grand estates.

Centrally located shopping and Italian specialties

Here, businesses cluster around the Staten Island Railway station near the center of the neighborhood. Fast-casual restaurants and delis are rounded out by the sit-down Ciro Pizza Cafe, and during the summer, Ralph’s Italian Ices is the go-to refreshment spot. Just outside the neighborhood in the northeast corner, there’s a Key Food Supermarket for groceries, and to the west, the Woodrow Shopping Plaza has an Italian specialty market. In 2025, the Huguenot Public Library is being relocated near this plaza.

Wooded wildlife views and a cozy beach

Much of the south end is covered by Blue Heron Park and Arbutus Woods Park, which have hiking trails and birdwatching opportunities. At the water, Wolfe’s Pond Beach has a dog run, tennis courts and a sandy shore. “Residents don’t usually go in the water,” DeBellis says, “but it’s a lot cleaner than it used to be.” West in Woodrow, Bloomingdale Park has a playground and athletic spaces, and at the north end is South Shore Golf Course.

Access to top-rated schools in an excellent district

Staten Island’s School District 31 received an overall A grade from Niche, as well as a ranking as the third most diverse district in New York state. Students in preschool through fifth grade can attend P.S. 4 in neighboring Arden Heights, where the school has an A-minus grade from Niche. They can continue in Huguenot at I.S. 75 middle school, which has an A grade, and complete their education just west in Prince’s Bay at Tottenville High School, which as a B-plus.

Nearby community carnivals and holiday celebrations

Annual kid-friendly events happen throughout the year just outside of Huguenot. Annadale to the east has a Christmas tree lighting ceremony, New Springville to the north has a summer carnival at the Staten Island Mall, and farther north in Bulls Head, the Staten Island Greek Festival supplies traditional Greek food and carnival rides every September.

Easy expressway connections and railway service

The Korean War Veterans Parkway, cutting across the center of Huguenot, connects to the Staten Island Expressway for access to Brooklyn and New Jersey — and once in Jersey, Newark Airport is less than 5 miles north. On public transit, both the express buses and Staten Island Railway, which has transfers to the Staten Island Ferry, take a little over 1 hour to reach Manhattan.
