A salty gust of air blows through the cozy residential streets of Ocean Breeze. For a South Beach, Mid Island neighborhood, it's quite a bit smaller and quieter than other nearby locales. On these house-lined streets, neighbors know each other on a first-name basis and yellow school buses are frequently parked alongside streets. The beach is about a 15-minute walk or a 3-minute drive from anywhere in the neighborhood, which means, on most days, residents can hear the whispering ocean waves washing to the shore. From the golden sand beach, there’s a cinematic view of the world’s largest suspension bridge, the Verrazzano-Narrows Bridge, overlooking Gravesend Bay and greater Brooklyn.

Predominantly detached semi-attached multi-family homes with spacious yards
The neighborhood is mostly made up of detached single-family and semi-attached single-family homes, many of which have clapboard siding and brick-clad facades, or some combination of the two. “Most homes were built between the 1960s and 1980s," says Francine Reali, a broker with Better Homes and Gardens Real Estate Safari Realty and local expert. “Compared to other nearby neighborhoods, the homes here are modestly priced. As a general rule of thumb, they tend to get more expensive further inland and closer to Todt Hill.” A 1960’s single-family detached Ranch-style home with a brick-clad facade and 3 bedrooms could list for between $720,000 and $900,000. Further inland, there are rows of multi-family duplexes, townhouses and semi-detached duplexes that list for between $650,000 and $950,000. Most of the newer homes are built on elevated foundations as a safeguard for potential flooding, which is always a potential risk for seaside neighborhoods.

This residential neighborhood is bordered by Hylan Boulevard – a 13-mile thoroughfare connecting the northeast to the southeast shore – which offers a handful of great local and big-box dining options. Hitto Ramen is known for its Osaka beef ramen and pork buns, while Cafe Bella Vita’s claim to fame is its home-cooked Italian pasta and meat dishes. Fast food picks include Wendy’s, Popeyes and McDonald’s. There are a number of bodegas to shop for groceries within the bounds of the neighborhood, but residents will have to drive 3 miles to New Dorp Beach to shop at the massive Stop & Shop complete with a cold and hot food bar.
