A quiet, residential hamlet on Staten Island's South Shore

Home not just to plains but to waterfront views and wooded streets and footpaths, Pleasant Plains is a neighborhood on Staten Island’s South Shore that lives up to its name. With a leafy suburban feel, the hamlet offers a humble sense of community and modest housing styles tucked on residential streets. “It’s just a very nice, quiet little neighborhood,” says Kevin Bryant, a licensed real estate salesperson at Compass. “You really don’t even have any main streets, they’re all side streets. It’s just a beautiful residential area.” Still, the neighborhood provides proximity to major thoroughfares to keep residents connected to the rest of Staten Island and the greater New York City metropolitan area.

Semi-attached and detached single-family homes with suburban flair

Craftsman-inspired and colonial-style homes featuring prominent stonework are common in Pleasant Plains. While most of the inventory here consists of single-family homes, few multi-family homes and condominiums are also available. Semi-attached single-family homes typically list between $630,000 and $850,000, while fully detached homes can range from $800,000 to upwards of $3 million. According to Bryant, most potential homebuyers are looking for a “step-up home,” selling their first home and moving into a bigger or nicer one. With such a desirable neighborhood and little inventory to go around, though, there’s a lot of competition for the houses that end up on the market. Homes typically sell within 2 months of listing.

Strong academics on Staten Island

All of Staten Island is part of the New York City Geographic District #31, which Niche gives an A rating and lists among the top 5 most diverse districts in the state. Children may attend P.S. 3 The Margaret Gioiosa School and Totten I.S. 34, which both receive A grades from Niche. The B-plus-rated Tottenville High School offers its students a wide range of extracurricular activities, including marine biology, baking, environmental and mock trial clubs. Private, faith-based schools are also located close to the neighborhood, including the Gateway Academy, which earns a B-plus.

Recreation and events at the North Mount Loretto State Forest

North Mount Loretto State Forest and its surrounding parks make up much of Pleasant Plains, adding to its namesake descriptor. Nature paths wind through the forest and wetlands, allowing locals to take advantage of hiking, fishing and birdwatching among the natural setting. The nearby Long Pond Park and its amenities are also a big draw for the community. “It’s a nice park,” Bryant says. “People are in there every Sunday morning playing sports. They have the CYO-MIV Community Center and a bunch of softball fields.” The park is often the stage for a revolving door of community events and festivals, from Italian and Irish festivals to the yearly Food Truck Festival, which claims to be the original and biggest food truck festival on Staten Island. In addition to popular food trucks, the festival features live music and beer and sangria gardens.

Proximity to groceries and local dining scene

Residents can find convenient shopping and dining options within an easy 2-mile radius, from local spots close to home to casual chains. The nearest ShopRite is within 2 miles for groceries and other necessities. Amici Brick Oven Pizza is well-known for its grandma pizza, which is characterized by its rectangular shape and ultra-thin crust. Nearby, Hot Shotz Sports Bar & Grill is a gathering spot for drinks and live music or karaoke and is especially popular due to its 4 a.m. closing time.

Getting around the island and commuting to Manhattan

The neighborhood’s proximity to Korean War Veterans Parkway and easy access to the West Shore Expressway offer convenient connectivity for residents, especially those who commute into Manhattan or New Jersey. The Pleasant Plains Station is also a draw for commuters, who can reach St. George Station by train in about 45 minutes. Once there, they can take the ferry to reach Manhattan in just under 40 minutes.
