Just 12 minutes from the Verrazzano Bridge into Brooklyn, Willowbrook is a neighborhood that deals in balance. In many ways, it’s a typical North Shore neighborhood, with plenty of through traffic thanks to its position near the Staten Island Expressway, but it’s also known for its quiet pockets of homes located on little side streets. Its accessibility makes Willowbrook particularly popular among those who work in Brooklyn and want a bit of a balance between faster-paced North Shore neighborhoods without completely giving up the peace of the suburbs. “That whole section, Willowbrook, Westerleigh and Manor Heights, is such a cool, tight-knit little section,” says Kevin Bryant, a licensed real estate salesperson at Compass who grew up in Willowbrook and still lives nearby. “Everybody knows everybody. A lot of people here are original Staten Islanders. A lot of them have stayed and none of them leave. It’s a great neighborhood.”

High-ranch single-family homes spacious car garages
Unlike other New York City boroughs, Staten Island real estate is predominantly made up of single-family, detached homes. In Willowbrook, the vernacular entails 3-plus bedrooms, many in high-ranch style with a combination of brick and clapboard siding. Although there are some Tudor and Colonial structures sprinkled throughout. Many have luxuries only found in suburbia, like laundry rooms, finished basements, walk-in closets and the occasional jacuzzi tub. Starting at 1,500 square feet to upwards of 2,700, a 3-bedroom home could list for between $550,000 and $950,000 – depending on its location, amenities and whether it's been renovated or not. Similarly, a two-family Colonial-style house on a 4,000-square-foot corner lot could fetch $800,000. Occasionally, rare, more garish properties surface, like a $1.4 million Italian-Rococo-style 4-bedroom home with interior decorating lavish enough to impress the Medici family – if they lived in contemporary Staten Island. Inventory in the neighborhood is low, especially because many people choose to stay in Willowbrook for a long time, often generations. This means that when homes do go on the market, they sell quickly. “It’s a very sought-after neighborhood and usually the listings fly,” says Bryant.

Local schools with prestige, including College of Staten Island
Willowbrook kids can start their education at P.S. 054 Charles W. Leng, a pre-K through grade 5 elementary school with an A-rating on Niche for its well-above-average academic scores. For middle school, children can attend I.S. 072 Rocco Laurie, a grade 6 through 8 institution also with an A-rating. Young adults may go to Susan E Wagner High School, also with an A-rating, famous for its fantastic college prep programs. Not only are there great K-12 neighborhood schools, but Willowbrook also happens to border College of Staten Island, one of NYC’s public liberal arts and sciences universities.

Within the bounds of Willowbrook, there are only two dining options: a classic dinner, G&G American Grill, and the no-frills, family-style Italian eatery, The Manor. Residents often venture outside the neighborhood to frequent local favorites, including Enoteca Maria, described as a “convivial trattoria featuring real international grandmothers cooking on a rotating schedule.” For groceries, there are a handful of options no more than a 15-minute drive away, including Trader Joe’s, Key Food, Stop & Shop and Target. The neighborhood is bordered by the Station Island Expressway (Interstate 278) – a thoroughfare across north New Jersey through southwest Brooklyn via the Goethals Bridge and the Verrazzano-Narrows Bridge, respectively – which residents use to commute to Manhattan, Brooklyn, and the greater tri-state area. Meanwhile, there’s a laundry list of public transportation options by way of subway, bus and ferry to go to and from the island, including the Station Island Ferry, the Station Island Express Bus and the Ferry Shuttle Bus Service.
