Situated on the northwest corner of its namesake reservoir, Lake Norman of Catawba has been experiencing a wave of new development over the past few decades, the neighborhood offering spacious lots and plenty of marinas and boat launches for accessing the water. “I’m particularly fond of this neighborhood,” says Nadine Wynn, Realtor and broker with Keller Williams of Lake Norman. “You can live and play in the same place, which is pretty unusual nationwide. You also get more bang for your buck, because homes are newer, lots are bigger, and you’re on the less busy side of the lake.” Chris Spencer, Realtor with Realty Executives of Hickory, similarly highlights that this side of the lake is quieter and more residential, yet restaurants and shops are only a short drive east down North Carolina Highway 150. “You still have all the amenities of the greater Lake Norman area close by, but you’re in a quieter, more rural, less congested area that still has cow pastures and forests,” he says. “Even if you’re on the lake, you’ll see significantly less boat traffic.” In large part, that’s because the east side of the lake is the more touristy half, exemplified by its numerous hotels. But Lake Norman of Catawba is for those who are here to stay. “It’s a wonderful place for vacationing, but even better for living,” Wynn says. Lake Norman of Catawba boasts a CAP Index crime score of 1 out of 10 compared to the national average of 4.

New homes, and a few long-standing ones
As with other neighborhoods surrounding Lake Norman, Lake Norman of Catawba offers a mix of waterfront and inland homes. Lake Norman of Catawba is both a newly developed community and an established one, having some of the area’s oldest housing stock, though these properties are becoming less common. “The west side of the lake was the first section to be built upon, because Interstate 77 did not exist then,” Wynn says. “So, some of your older homes with the best water views are on the hills and peninsulas of the west side. Some of these older cabins have been torn down to make way for bigger houses. But all lots tend to be on the larger side.” Homes are eclectic, taking inspiration from American Craftsman, French Country and New Traditional architectural styles. Smaller builds follow Minimal Tradition and ranch-style designs and date to around the 1950s. Most detached homes run from $300,000 to $1 million, but lakefront houses with over 4,000 square feet of interior space get up to around $2.5 million. “Almost all lakefront homes have their own docks,” Spencer says. “Some of them have $100,000 docks with two stories, the bottom one for your jet skis and boats, and the top one for parties or maybe an outdoor kitchen.” Plenty of undeveloped lots are still available, prices ranging widely from $25,000 to over $1 million depending on size and proximity to Lake Norman. Townhouses and condos from the 2020s are on the south end of the neighborhood by NC 150, usually priced between $350,000 and $550,000.

Well-rated schools with technology and career preparation
Sherrills Ford Elementary is the main kindergarten through sixth grade school, earning an overall A-minus from Niche. The school offers a Spanish immersion program where Spanish is the language of instruction, and it provides students with Chromebooks. Mill Creek Middle and Bandys High receive a B-plus and a B, respectively. Through the Catawba County Schools Career and Technical Education Program, Bandys High students can take courses such as horticulture, interior design and apparel and textile production.

There’s no shortage of boat ramps or boat slips for residents interested in enjoying North Carolina’s largest manmade lake. “Lake Norman’s got 520 miles of shoreline. It’s a very healthy lake, and there are fishing competitions in the fall and spring,” Wynn says. In addition to offering a full-service dock and rental boats, Lake Norman Marina also serves as a boat dealer. Other nearby docks include Boat Rack Marina and Midway Marina. Lake Norman State Park is a popular destination for camping trips or afternoons on the beach. Thirty miles of biking and mountain bike trails roll through the park, which also offers kayaks and paddleboats for rent. Closer to the neighborhood is the newly completed Mountain Creek Park. “It has frontage on the lake for fishing or birdwatching, as well as a lot of mountain bike trails and a big playground,” Spencer says.

For prime rib, seafood and salad bar steaks, Spencer and Wynn both recommend Lineberger’s Cattle Company Steakhouse & Saloon. “When you walk in there, you feel like you’re in the old West. The décor is cabin-y, and they have lots of antiques on the wall,” Wynn says. “The owner is the type of person who walks around at night and talks to all the patrons at the restaurant. It feels good to see an owner who cares that much.”

Lake Norman of Catawba is close to several major highways
NC 150 bisects the neighborhood, heading east toward Mooresville and west toward Lincolnton. Uptown Charlotte, the name for The Queen City’s central business district, is about 33 miles south, whether commuters take Interstate 77 or North Carolina Highway 16. However, drivers can expect heavy traffic during peak hours. “NC 16 is like your back door to Charlotte – a four-lane highway that goes right to Charlotte Douglas International Airport,” Wynn says. Interstate 40, a major east-west highway, is about 20 miles north of Lake Norman of Catawba. Winston-Salem is about 60 miles northeast by car.

A folk festival and a hot air balloon event
Murray’s Mill hosts the Harvest Folk Festival in late September, a celebration of Catawba County’s rural history with demonstrations on molasses making, quilting and other agricultural crafts. The Carolina BalloonFest up near Statesville is one of the largest hot air balloon events in the United States. The event features craft beer and aerial performances, taking place every third weekend of October. More events take place in Downtown Mooresville, such as the Shamrocks & Shenanigans bar crawl around St. Patrick’s Day and the Candy Grab where businesses hand out sweets to trick-or-treaters.
