A slice of Old Key West

Rewind the clock on Key West by a few decades, add a handful of marinas and voila: Stock Island. “Stock Island resembles what Key West used to be. The locals call it the last little piece of Old Key West,” says Key West resident Suzanne Moore, principal broker with Suzanne Moore Real Estate. With few resorts and large hotels, this Lower Key, just a few miles from Key West, primarily caters to year-round residents. Some are attracted to the relatively lower home prices, while others appreciate the boating lifestyle and easy access to water sports. “There are so many different kinds of people living out there, from the guy who is the dishwasher in the restaurant all the way up to the billionaire who has the million-dollar yacht in the marina a block up the road,” Moore says. The island's northern half, which is technically part of the city of Key West, comprises the Keys’ only public golf club, a botanical garden, a medical center and a community college. The island's southern half is its own Census Designated Place, home to restaurants, marinas and modest housing ranging from manufactured homes to smaller waterfront properties.

Multiple marinas attract boaters throughout the year

No matter the season, Stock Island’s marinas are almost always full. The community has become a destination for boaters from across the Keys who find the island a convenient stop during diving and fishing adventures. In addition to nearly a dozen marinas, the island is home to the Stock Island Yacht Club, which includes additional amenities like a waterside pool and restaurant. From here, boaters can easily access the secluded Boca Chica Beach or go south to explore the islands and reefs off the coast of Key West. At the heart of Stock Island is Bernstein Park, which Moore describes as “the centerpiece of the local community.” The small green space at the corner of Fifth Avenue and Fifth Street includes one of the island's only public playgrounds, plus outdoor gym equipment, a lighted baseball field and a community center. Key West Golf Club, the Keys’ only public 18-hole course, sits across the highway bordered by the Key West Tropical Forest & Botanical Garden, a roughly 15-acre expanse filled with native flora and fauna.

Classic Key West architecture and modest mobile homes

Stock Island’s housing options are modest and diverse, a lingering trend from the community’s humble beginnings as a small fishing village. The area is still considered one of the most desirable areas for workforce housing, illustrated by the recent addition of the Wrecker’s Cay apartment complex off Second Street. Manufactured homes, RV parks and condos licensed for transient rentals are also common, as are a mix of ground-level and raised single-family homes. However, Moore says the landscape is changing to keep up with environmental concerns like flooding. “You can’t build on the ground level anymore. All the new construction is elevated, so anything that’s getting sold is also getting renovated and redeveloped.” Renovations and new builds can drive up prices, she says. “I recently sold a renovated, elevated modular house that, five years ago, would have sold for $350,000. Now it’s selling for $700,000.” Manufactured homes are the least expensive option, ranging from $300,000 to $600,000 depending on size and age — about the same price as a private boat slip. Three-bedroom detached homes often display classic Key West conch house elements such as spacious porches and balconies. Inland, these homes can cost anywhere from $600,000 to $800,000. On the waterfront, prices are often closer to $1.5 million. The gated Key West Golf Club Homeowners Association is north of the highway, where two-story townhouses range from $550,000 to just over a million dollars.

I Love Stock Island Festival features a week of events

Every June, the community celebrates the I Love Stock Island Festival, a week-long event featuring history tours, food trucks, a mural art tour, barbecue dinners, fishing tournaments and a massive pool party. Key West also hosts events throughout the year, including Hemingway Days, which celebrates famed author Ernest Hemingway and his love for the island lifestyle. Other annual traditions include a Lobsterfest, a Brewfest and a Rum Fest.

Dine on the daily catch at Hogfish

Hurricane Hole, named after its protective lagoons that provide safe docking for boats during intense storms, is a local favorite for fresh fish. Here, the main dishes come from local charter boats and diners, who often bring their daily catches for the chef to prepare. In the evenings, chords echo across Safe Harbor, a marina bordered by multiple waterside restaurants that host live music throughout the week. Hogfish Bar & Grill, known for its signature grilled hogfish sandwich, has a relaxed local feel, while The Perry Hotel’s Salty Oyster Dockside Bar & Grill puts a sophisticated twist on a poolside bar. Popular inland restaurants include the Cuban café El Siboney and the Italian tavern Roostica, located among the salons, banks and fitness centers on the island’s main drag. Cayo Hueso Brewing bears Key West’s original moniker, awarded by Ponce de Leon during his search for the Fountain of Youth in the 1500s. The locally owned brewery is beloved for its cozy, mural-covered patio, a similar atmosphere to the eclectic bars and breweries found along Duval Street in Old Town Key West. The closest grocery store, a Publix Super Market at Searstown Shopping Center, is about 2 miles away.

Travel via the Lower Keys Shuttle and WFX bus routes

Parking can be an issue in the Keys, so many locals get around on bikes or golf carts. The Lower Keys Shuttle stops along U.S. Route 1, also known as the Overseas Highway, offering routes south to historic Old Town Key West and north to Marathon. Key West’s Workforce Express bus route, or WFX, also serves the area, and the bus ride to Duval Street takes about half an hour. Key West International Airport is less than 3 miles away for air travel.

Preparing for hurricanes and high insurance rates

The Florida Keys are highly susceptible to hurricanes, which can cause damage from high winds and flooding. Residents in the Lower Keys pay some of Florida's highest home insurance premiums, and rapidly rising flood insurance rates affect many homeowners.
