August sits 3 miles northeast of downtown Stockton in Northern California’s Central Valley. As one of the state’s largest agricultural areas, farming is one of the main industries here, along with manufacturing jobs; some residents work for the Tesla Megapack Factory or its distribution center near Lathrop 16 miles south. Second-generational families and longtime residents comprise the neighborhood’s population, who enjoy proximity to strip malls, schools and greenspaces, and established homes offer modest pricing, drawing first-time home buyers. “There’s a very strong sense of community here,” says Janet Ramirez, Realtor with BHGRE Integrity Real Estate, who grew up in the area. “You see a lot of neighbors helping one another out.” A local community center serves as an anchor for youth and adult programs, and neighbors gather for year-round events downtown.
Travel by wheels, rails or bus
Cherokee and Waterloo Roads are August’s two main thoroughfares, full of shops and restaurants. Harding Way leads 3 miles southwest to downtown Stockton, and residents can drive about 5 miles southwest to hop on Interstate 5, which leads roughly 50 miles north to Sacramento. State Route 99 (Golden State Highway) to the east serves as an alternative way to Sacramento. While farmers stay near home, others drive about 16 miles south toward Lathrop for work; rush hour commute times average 20 minutes. San Joaquin Rapid Transit buses travel throughout Stockton, and Amtrak can carry passengers to Sacramento or 126 miles to Fresno from the Robert J. Cabral station 2 miles south. From Gianone Park, the St. Joseph’s Medical Center sits 2 miles west, while the Stockton Metropolitan Airport is found about 6 miles south.

Residential streets are laid out on a grid, lined with modest single-family homes built between the 1920s and ‘60s. “There’s a lot of first-time buyers in August because the prices are so good. Many people buy here first and save to purchase larger homes with more land,” says Ramirez. Ranch-style homes and bungalows with up to three bedrooms here range from $200,000 to $350,000. These feature stucco or vinyl exteriors, driveways leading to two-car garages or carports, and front yards enclosed by metal or iron fences. Some homeowners park their cars sideways on gravel pathways between their front yard and the street. A few mid-century modern Craftsman-style homes with up to four bedrooms and well-manicured yards sell between $450,000 and $600,000.

Mad cow burger, Cap’n Crunch shakes and spaghetti dinners
Along Waterloo Road, diners hit up locally owned Flip’s Burgers, a hole-in-the-wall burger and hotdog joint. Its slogan “Happy cows come from California, mad cows only come from Flip’s,” refers to one of its signature dishes: a beef patty with chipotle sauce, jalapenos, grilled onions and a fried egg. Southeast of Waterloo Road, 15-acre Gianone Park offers a basketball court and soccer fields, inviting league and solo gameplay, and friends can challenge each other to horseshoes. During August, the Weber Point Event Center near McLeod Lake hosts the Annual Jazz Festival, featuring local and nationally known artists. While some enjoy cruising the river, others stay downtown for a hockey game at the Adventist Health Arena or watch baseball games at Banner Island Ballpark next door.

Companies advertise that they are hiring, however no one ever hears from them after applying. There are a lot of homeless people so the businesses become littered with trash and loitering dealers. The business or jobs that are in the area are all very low wage fast food jobs that if anyone were hired got very minimal hours that could not be survived on.

Personally I wouldn't choose to live in my current area if i had a choice. I am grateful though to be able to understand the hardships and knowing that living in a poor neighborhood there is only one way for me to go. Since i already live in the bottom only direction to go is up. In the future of my area i would hope that the city officials will help guide our city into a thriving community. A community that is close knit and can work together to help reduce the crime within the area.
