Culturally diverse neighborhood south of Downtown Stockton
Located 4 miles southeast of downtown, Kennedy is a diverse south Stockon suburb with multiple parks, places of worship and pedestrian-friendly streets. “If parents want their children to be able to walk to school, they buy here,” says Kristina Heisler, Realtor at Peterson Adams Real Estate who sells in Stockton. The dark asphalt streets here are narrow, with school crosswalk signs and speed bumps. They also surround large open spaces in Williams Brotherhood Park and the Stockton Dirt Track, a highly attended car racing track. Many working families reside in the area, and some work at Stockton Municipal Airport and nearby warehouse facilities like Amazon and Pratt Industries.
Older homes with newer ones in Kennedy
The sidewalk and lamp-lined streets in Kennedy are laid out in a grid and dotted with palm trees. Most single-family homes are in the neighborhood center or farther south, but there’s a small selection of properties close to the southeast pocket with up to 5-acre lots next to farm and industrial land. Some houses are within walking distance of places of worship, like Saint Linus Catholic Church and Laobuddhasuk Sid Buddhist Temple. Midcentury ranch-style homes and bungalows with stucco and wooden exteriors are dispersed throughout the neighborhood. Wrought iron and chain link fences surround these properties, and many have small driveways and narrow brick pathways leading to the backyard. These houses are priced between $230,000 and $360,000. Larger four-bedroom ranch-style homes built in the late 20th century sit farther south in the area near contemporary Spanish-influenced properties from the early 2020s. These homes may have more yard space and back patios. Prices here range between $450,000 and $600,000.

Cabral Amtrak Station is about 3 miles north, giving routes to other California cities like Fresno and Modesto. Downtown Stockton is 4 miles northwest via East Charter Way, which runs along the north border. St. Joseph’s Medical Center is 5 miles north, and Stockton Metropolitan Airport is a 3-mile drive south. Because of the nearby airport and surrounding freeways and train tracks, some homeowners may hear train whistles and the sound of planes in transit.
