Situated next to the Stockton Metropolitan Airport, the South Stockton community has newer homes built in the 2020s next to major thoroughfares like California State Route 99. “The airport makes it a bit busy and noisy. But it’s something you get used to,” says Kristina Heisler, Realtor at Peterson Adams Real Estate who works near the area. “There’s a lot of industrial buildings here, and many people work in them.” Buildings housing major employers like Cintas Uniform Services and the Home Depot Distribution Center can be seen while driving along main roads like Industrial Drive. Some residents are within walking distance of Ernie Shropshire Park, and local youth teams play at the neighborhood’s Regional Sports Complex. Small Mexican food trucks can be found throughout the neighborhood, but other shopping and city events are a few miles away.

Driving and flying out of South Stockton
California 99 runs along the eastern border of South Stockton, linking the area to other parts of the city. South Airport Way is a major thoroughfare that runs north-south in the community from downtown to Stockton Metropolitan Airport. The area is mostly car-dependent, but folks occasionally bike on Industrial Drive and South Airport Way, which are wide with bike lanes. San Joaquin RTD buses also make regular stops within the neighborhood. Robert J. Cabral Amtrak Station is about 5 miles north, providing service to other California cities like Fresno and Modesto. Stockton Metropolitan Airport is located within the neighborhood, so neighbors have to deal with the sound of planes landing and taking off. Concrete sound walls on California 99 help mitigate noise from the airport, Heisler says, and a Boeing Company noise abatement report says additional sound insulation for homeowners is not necessary because of the types of aircraft coming through the airport; planes with high-powered turbojets—those typically used in military aviation—are prohibited except on rare occasions. For domestic and international travel, Sacramento International Airport is a 60-mile drive.

Subdivisions with old and newer Spanish-influenced properties
Streets in South Stockton are laid out in sidewalk-lined cul-de-sacs dotted with palm trees and lampposts. Some streets connect to roundabouts and crosswalks, and it’s common to see people park on the road outside their homes. Gathered in the northeast pocket of the neighborhood, late 20th-century Spanish-influenced ranch homes sit close together in subdivisions like Little John Creek. These houses have small front porches with benches and two-car garages, and prices range between $350,000 and $475,000. A mix of early 2000s Spanish-influenced traditional homes and early 2020s new traditional homes sit in newer subdivisions like Seabreeze. These three to five-bedroom properties sit side-by-side with well-maintained lawns and flower gardens. Some feature backyard pools and solar panels on their roofs. Prices for these homes roughly range between $475,000 and $575,000, and both the Seabreeze and Little John Creek subdivisions don’t have HOA fees.

Plenty of food trucks and small businesses near South Stockton
Within the neighborhood, locals can stop by Goodwill San Joaquin Outlet for gently used clothes, toys and home décor. While there are no restaurant establishments in the neighborhood, locally owned food trucks are dispersed throughout. The all-female-owned La Korita food truck serves burritos with generous portions of rice and beans, and a few miles east, El Comal offers Mexican-style zucchini bowls and warm quesadillas with horchata. For more sit-down restaurant options, folks can travel 5 miles northwest for burgers and shakes at Stockton Smash Burger and specialty pies at Eddie’s Pizza Café. For groceries, locals can travel 5 miles west of the community to Food 4 Less at Weston Ranch Center, which also features local businesses like Valley View Dental and KJ’s Barbershop.

The 6-acre Ernie Shropshire Park features a playground surrounded by veranda-shaded benches, a basketball court and a paved walking path. Five miles north, the 8-acre Mattie Harrell Park has tennis courts, plenty of open green space and a seating area with benches surrounded by a wall with a mural. Folks can also travel 9 miles south to the 13-acre Doxey Park in Manteca, for a picnic on a shaded hill or a game of cricket on its grassy pitching area. For indoor movie nights, Regal Stockton City Center is a 5-mile drive north in Downtown Stockton.

The area is served by the Stockton Unified School District. Kids can start at Van Buren Elementary, which offers kindergarten through eighth grade and earns a C-minus from Niche. The B-minus-rated Franklin High is known for its Career and Technical Education program, where students can learn welding, construction and auto body work.

Throughout the year, Heisler says families enjoy venturing toward the southern border of the neighborhood for weekly Stockton Youth Soccer Association games at the Regional Sports Complex. In April, locals travel 3 miles north to the San Joaquin County Fairgrounds for the San Joaquin Asparagus Festival—the largest gathering of asparagus enthusiasts on the West Coast. Visitors can check out a petting zoo, purchase wristbands for carnival rides and enjoy live music while snacking on chicken asparagus burritos and asparagus ice cream. The tri-weekly Stockton Flea Market is another highly-attended event at the county fairgrounds where hundreds of vendors sell fresh produce, antiques and clothing.

Combating air quality issues
Stockton is ranked one of the worst cities in the country for asthma rates caused by air pollution, according to a 2023 Asthma and Allergy Foundation of America report. South Stockton’s proximity to airports and highways has made it a hub for large industrial warehouses and distribution centers like the 177-acre Mariposa Industrial Park, set to be completed a few miles east of the neighborhood by the end of 2024. While the park will bring more jobs to the area, residents have raised environmental concerns over noise and air pollution generated by the amount of traffic coming in and out of the park. In response, the park came to an agreement with the city to use electric vehicles and renewable power sources. There’s also an agreement to set up a Community Benefits Fund to help locals reduce their exposure to pollution and noise.
