About 5 miles south of downtown Stockton, the master-planned suburb of Weston Ranch sits in California’s Central Valley, bordering the San Joaquin River to the east. Home to nearly 23,000 people, this growing community draws families for its “higher rated school district than the city, and proximity to the I-5 corridor,” says Jen Sibbring, an experienced realtor and co-owner of Keller Williams California Premier. “They’re also trying to separate themselves from higher crime in Stockton,” as Weston Ranch’s CAP Index crime score is 3 out of 10, compared to the national average of 4. “Soon there’ll be more shops and restaurants available because the neighborhood’s expanding south toward Lathrop, where more commercial hubs are.” Many commute to the San Francisco Bay Area for work, but have fun at one of Weston Ranch’s parks or arenas; residents aren’t far from venues for annual festivals.

Sidewalk-lined cul-de-sacs offer three-bedroom, split-level Craftsman-style homes on lots under a quarter-acre, ranging from $450,000 to $550,000. Built between the 1990s and early-2000s, “these tract houses have a lot of personality with renovations, upgrades and backyards that have become their own little oases,” says Travis Daigre, realtor with eXp Realty of California. Common features include wide driveways leading to two-car garages, brick or vinyl-siding exteriors and mulch-packed foundations; patios adorn fenced-in backyards and mature maple and palm trees shade about half of the neighborhood. To the west, Spanish Revival-style homes with up to four bedrooms, tile roofs and earth-toned stucco exteriors sell between $540,000 and $620,000.

Weston Ranch Center in the neighborhood’s northeastern end offers beauty supply shops and neighborhood grocers like Food 4 Less, as well as Manila Foods, a popular Filipino restaurant serving fried bananas and pork skewers. Families stop into Mountain Mike’s Pizza for a thin-crust Snowy Alps pie, with pepperoni and mushrooms, or a garlic and chicken combination. Shoppers head to the Weberstown Mall 9 miles north for department stores like JCPenney or Dillard’s.

Carolyn Weston and Henry Long Boulevards serve as Weston Ranch’s main thoroughfares, and nearby Interstate 5, known as the West Side Highway, leads 5 miles north into downtown Stockton, and about 8 miles south to Lathrup. Residents can travel the roughly 75 miles west to the San Francisco Bay Area via Interstates 205 and 580; rush hour commute times average over two hours. “Folks here are pretty car dependent as far as getting to a grocery store or coffee shops,” says Sibbring, “but the neighborhood’s pedestrian friendly.” San Joaquin Rapid Transit buses travel the neighborhood, and the San Joaquin General Hospital with a Level II Trauma Center sits about 3 miles southeast, while the Stockton Metropolitan Airport is found further east.
Rainy neighborhood winters
“Weston Ranch is technically in a potential flood plain since homes are near the levee,” says Sibbring, but residents aren’t required to have flood insurance. “We maybe experience a few seasons here, and we get most of our rain during the winter, which feels like spring elsewhere.”
