An active village community near Chicago

Established in 1939, Stone Park started as a village of 600 and has grown to 5,000 residents. Sitting 16 miles west of Chicago, it’s a convenient location with walkable neighborhood blocks, due to a grid layout, and affordable homes. Mannheim Road holds most of the access to public transportation, along with North Avenue and Lake Street, but also hosts industrial plants and waste management sites, as well as adult entertainment businesses. The area has a handful of local favorite restaurants, a small neighborhood playground and a village government that helps connect the community and maintain the small village feel by encouraging house repairs and sidewalk maintenance. “In Stone Park, people take care of one another,” says local real estate agent of 39 years, Jose Herrara.

Old but maintained brick bungalows

Walkable blocks of densely packed houses make up the streets of Stone Park. Comfortable and well-maintained brick and stone bungalows sit close together with only small plots of grass between them. With many homes built between 1940 and 1960 and a few in the same style built after the 2000s, the village has put in effort to maintain the condition and price of these homes, especially for newer homeowners. Inspections are mandatory for new buyers, encouraging sellers to make necessary repairs. Housing prices in the area range from as low as $50,000 for a house with renovation potential to $450,000 for newer constructions with around four bedrooms and 3,000 square feet. “Whoever buys, doesn’t sell,” says Andres Lozano, a realtor for the area and resident of Chicago for seven years. “People come here to stay, and they stay for years.”

Two small districts focused on student journeys

Stone Park and its surrounding areas are zoned to two school districts between elementary and high schools. Within Bellwood School District No. 88, students start at Grant Primary School for kindergarten and then Grant Elementary School for first through fifth grade. Both are rated C-plus by Niche, and both have a special focus on technological literacy. Students then move on to Roosevelt Middle School, rated C-minus, which offers an elective course program that encourages students to have freedom in their academic journey. At the high school level, students swap school districts to Proviso Township High School District No. 209 where they can attend Proviso West High School, rated C-minus. The school faculty is focused on preparing students for careers with career prep courses and resources.

Acres of walking trails at Thatcher Woods

The neighborhood is walkable but lacks green space due to being within the city. Francione Park offers a small playground space for kids within the quiet neighborhood. For residents looking for walking trails and natural expanses, Thatcher Woods is only a 3-mile drive from Stone Park. The 245-acre forest preserve features a 5-mile hiking trail that winds through open fields and towering oak woodlands. Those coming for a day's outing can enjoy the shaded picnic pavilions.

A handful of local favorites with Shwings

While Stone Park isn’t coveted for its retail options, it does still have plenty of restaurants and grocery stores that locals frequent. Tamales Norma, which features authentic Mexican cuisine with locally loved tamales and tortas. Shwings is just a few doors down and is both a wing stop and shrimp restaurant, hence the name. The neighborhood is easily walkable with a grid structure, making the trip down to Tony’s Fresh Market or Dollar Tree for groceries quick. Mannheim Road, while it gives access to public transport, is known for newer industrial parks and waste management, as well as a couple adult entertainment buildings and liquor stores.

Lined with public bus access

The village is incredibly walkable, with the streets being arranged in a grid with maintained sidewalks and plenty of road space. Plenty of public transit is available with bus stops lining Mannheim Road, North Avenue and Lake Street which all border Stone Park. Chicago’s city center is 16 miles away and with Stone Park’s location just north of Interstate 290, the 20-minute drive provides easy access to downtown jobs and retail.
